The Murphy House circa 1937

Built in 1840 in Lebanon, TN, this home was already almost a century old at the time this photo was taken in 1937.

If you have pets, remove them prior to any showings. This will eliminate any potential problems that could arise for either your pet or prospective buyers that are viewing your house.

Don't be afraid to ask for a second showing before submitting an offer. Homes move very quickly in our market, but that doesn't mean that a second viewing can't be squeezed in a in timely fashion. Seeing a home for a second time helps buyers to notice features and/or conditions they didn't notice the first time. A second showing can alleviate any concerns and freshen your memory before you commit to submitting an offer, especially when decisions are being made quickly.

Make sure to depersonalize your house before putting it on the market. Prospective buyers need to be able to imagine themselves living there, so help them by removing your personality from the decor in your house when selling. Consider removing family photos from the house, or the very least scaling back on the amount displayed. This a great way to get an early jump on packing anyways!

Lebanon Woolen Mills was founded in 1908 by Dr Edgerton, upon observing a large number of sheep farmers in the area. He thought a wool mill would provide employment for the local community. In 1998 the wool mill closed for good, but in the early 2000’s the space was reimagined as The Mill at Lebanon, a mixed use retail/entertainment/office/residential redevelopment that currently stands today.

Curb Appeal Tip: Extend the front porch of your home.

Extending a front porch can completely change the front of your house. Increasing useable outdoor space is a major benefit that buyers are looking for, and this will also help your house stand out.

Cleaning hack for the always forgotten about cabinet doors!

When it’s time to get them cleaned up, grab your baking soda and vegetable oil. Scrub the cabinets with this mixture and a toothbrush, and your cabinets will look brand new again.

Staging Tip: Scale down on furniture.

You want to make sure buyers can freely walk around the rooms of your home without being obstructed by furniture. Too much furniture or too big of furniture, can make a room seem much smaller than it is. With furniture, less is definitely more when staging your home for prospective buyers.

Buyer Tip: Don’t try to see too much in one day!

If you are looking at homes across a larger geographical area, try to break them up into different days. Looking at homes is more tiring than one would think. If you are spending 5+ hours in a car just trying to get to each of the homes, then you are going to add to your exhaustion. Buying a home is fun! Don't let doing too much in one day add to your stress.

Drop nail polish on your carpet? No problem! Use rubbing alcohol and microfiber cloth to get it out. Good as new!

Microwave Cleaning Hack!

Try steam cleaning your microwave with lemon essential oil. Add 15 drops of lemon essential oil to 1 1/2 cups of water. Microwave mixture for 5-10 minutes. Once done, you can just wipe the microwave clean. Not only will your microwave look clean, but it’ll smell clean too!
