The Lenexa Fleet Maintenance building is an example of how to marry form and function, and do so cost-effectively.
The city of Lenexa requested a new Fleet Maintenance Facility including service bays, storage, admin offices, and support spaces for employees. Using a Pre-Engineered Metal Building (PEMB) to cut down on cost, FINKLE + WILLIAMS worked to organize the program to best support the functional needs of the facility, while also developing details unique to PEMBโs that would elevate the design without foregoing the emphasis on the function.
Whatโs the best way to integrate fun and color into any space? We think itโs art! Public Art Displays are believed to have a large impact on the mental health of community members and employees respectively. It evokes positive emotion, helps us to slow down our daily lives, and is even thought to reduce symptoms of illness and disease long term.
From a Fleet Maintenance Facility, to a Corporate Office Building, to an Apartment Lobby, Art has a key role to play, and is a great way to bring life into a space.

Multi-Family living is gaining popularity, and we understand why! A combination of flexibility, price, and built-in community are all major contributors to the rise in the industry.
Multi-Family living can refer to any residential property with more than one unit, though apartments are the most common type. This style of housing has a lot to offer- from added amenities to the flexibility of only having to sign a short lease.

Here we chose to remove the drive-up access to instead create a space that people could congregate and socialize as they are entering/exiting the building. This decision also led to widening the overhang and using additional glass to create a stronger visual connection between the approach and the entrance lobby.
As we know, the world of corporate offices has changed dramatically in recent years. Trading cubicles for bright colors and collaborative spaces, many employers and employees alike have realized the value in our office space as it relates to culture, productivity, creativity, and mental health.
Since many of us will spend more than โ
of our lives in an office, we believe that they should be stimulating, creative spaces where we can express ideas, ask for help, and find joy in what we do. Each office culture is unique, and we believe the design should reflect that.
Our most recent renovation project for Outdoor Bank (formerly Peopleโs State Bank) flagship branch in Overland Park is complete!
Though we originally considered demolition and a new build, our team decided there was value in preserving the glulam beams and clearstory windows in the main lobby, and the existing vacant basement space that added more than 10,000 SF to the building footprint.
After a full redesign, the finished project now features original exterior limestone walls and interior wood ceilings, an employee lounge and event space in the basement, new break rooms, offices, and a redesigned teller window.
Understanding how the end-user will live/work/play in the space we design informs nearly all of the decisions we make throughout the course of a project.
It is also what makes architecture FUN and UNIQUE. When designing a space for kids, we focus on colors, textures, and designs that encourage learning and creativity. These spaces have huge impacts on the overall development of children, and we are grateful to have the opportunity to positively affect this process.
When it comes to our design process, the design is truly in the details.
We begin by envisioning what we want the project to be, look like, and most importantly how it needs to function in order to best serve the needs of our client.
The rest of the process involves hammering out the details. From coordinating the structure, MEP systems, and landscaping, to designing how each different material comes together, we pay extra attention to the moments that allow the project to come together smoothly.
The Lenexa Justice Center had their steel โtopping outโ ceremony this week!
The project is scheduled to be complete summer of 2024, and we are excited to watch it come together over the next year.

The newest addition to F+W's 25 years of Industrial design projects! These projects may look simple, but in reality they take a vast amount of specialized knowledge and design elements to ensure they are function in a way that can increase productivity to keep up with the rising demand of manufacturing and warehousing facilities in the USA.
Here's a couple examples:
1. Because of the vast spaces, exit doors often have to be spaced as frequently as every 100 feet to meet the code requirements.
2. For many industrial projects, the large concrete walls are poured in flat panels on site and tilted in to place by cranes after they set.
Art Palpitations. The 2-story mural done by a local artist is visible to the public as they drive by. It is also what each employee experiences as they arrive to work. The door shown here is the employee entrance. The built-in seating in the employee break area is inspired by stitched seating found in classic cars.
