Closed sales saw a slight dip year-over-year. Still, median sales price, new listings, and total inventory all saw gains in the latest housing statistics provided by Columbus REALTORS®.

In March, 2,218 closed sales were recorded in the Columbus and Central Ohio Regional MLS, a 3.7 percent decrease over March 2023. However, sales were up 15.8 percent compared to last month. There were 1,915 closed sales in February 2024.

“The first three months of the year have shown us that we’re on the cusp of a busy spring selling season in central Ohio,” said Columbus REALTORS® President Scott Hrabcak.

“We’re about 3 percent ahead of last year in terms of sales and about 10 percent ahead of last year in terms of new listings. It’s exciting that buyers have a bit more to choose from.”

The housing market in central Ohio is heating up according to the latest sales numbers recorded in the Columbus & Central Ohio Regional Multiple Listing Service (MLS) for February.

Closed sales spiked 10.8 percent year over year, and total inventory increased 21.7 percent compared with February 2023. The total inventory of homes for sale is 2,817 residences, which equates to a 1.2-month supply of inventory.

“This is the second consecutive month that we have recorded an increase in closed sales after about a year and a half of decline when comparing year-over-year,” said Columbus REALTORS® President Scott Hrabcak.

“I’m encouraged by the number of closed sales, but I am most excited by the nearly 22 percent increase in inventory. Our consumers need choices, and our REALTOR® members are ready to work hard for their clients. There is a tremendous demand in central Ohio, and it is shaping up to be a competitive spring in our region.”

“While we have shown some positive trends in inventory, we have a long way to go. Central Ohio remains firmly a seller’s market, so buyers and sellers should be prepared to act quickly to navigate this dynamic landscape.”

Sparking the rise in inventory was 2,357 total new listings, an 18 percent uptick over February 2023. Of the new listings, Westerville City School District saw 80 new homes hit the market for an 18 percent increase. There were 55 new listings in Worthington City School District, resulting in a 53 percent uptick. Delaware City Schools was another standout area with 62 new listings, which was a 77 percent increase year-over-year.

The median sales price in central Ohio increased 6.9 percent to $299,300 this month, and homes sold for just 0.9 percent under asking price.

The first month of 2024 saw gains across the board compared to January 2023, marking positive signs for what could follow in the new year.

There were 1,558 closed sales in the Columbus & Central Ohio Regional MLS in January, a 2.8 percent increase over the previous year. Eighty-six percent of the sales in January were single-family homes, and the remaining 14 percent (208) were condominiums.

Inventory gains were another bright spot. There were 2,066 new listings entered into the MLS, a 10.3 percent increase over the previous year. There are currently 2,890 homes for sale in the region, a 17 percent increase over the 2,471 homes listed in January 2023.

We’ve been seeing some positive signs when it comes to increases in inventory over the last six to eight months!

As the central Ohio housing market embarks on a new year, we look back at the final month of 2023. In December, there were 1,917 closed sales in the Columbus & Central Ohio Regional MLS, a 5.7 percent decrease over December 2022. The median sale price grew to $295,000, a 7.3 percent increase year-over-year.

In the peak of summer sales, homes in the region were spending about 17-18 days on the market. In December, that number rose to 30 days, the highest number since March.

The total inventory of homes for sale surpassed 3,000, marking a 9.7% rise over last December. Supply sits at 1.4 months, which is a 27.3 percent increase year-over-year. New listings in December were typical for a month that is traditionally sluggish in this category. There were 1,434 new listings entered into the MLS in December 2023, which was just a 1.6 percent decrease year-over-year.

Homes sold for 1.1 percent under the asking price, setting the state up for potential negotiation at the offer table.
