To Fill or Not to Fill?

Why Removing Your Pool Will Cost You Thousands in Upfront Costs And Lost Revenue
As the United States economy looks at the prospect of another recession by the end of
2022 and beginning of 2023, many homeowners will begin to hunker down on discretionary
spending (US News). For many, this will mean their pool is the first on the chopping block of
cutting costs. In the interim of a recession, the idea of putting money into an existing pool seems
ill-advised to homeowners feeling the uncomfortable strain of tightening finances; however,
there are many factors to take into account when making the decision: to fill or not to fill?
An outdated, unkempt pool can not only be a money pit and an eye sore, it can also be a
potential danger to current and future residents of the home. For these reasons, for the past five
years 44% of people have been more likely to look into removing or filling their swimming pool
rather than remodeling it (Google Trends). What they may find along the way is that the
seemingly simple solution can become a convoluted, financially taxing mess.
River Pools and Spas points out that filling a pool creates downsides to the future of your
backyard, such as the inability to build or place any new structures in the area the pool once sat
due to structural red-flags. This band aid solution must be disclosed to future buyers as well,
because of the risks and restrictions it causes, potentially lowering the value and appeal of your
home. So, although this is the cheapest option, running homeowners on average $2,000-$10,000,
it leaves you in a bind and drastically reduces what you are able to do with your home in the
future (Home Guide).
The next option homeowners who are at their wits and pockets end look into as a solution
would be a full removal of the pool. This is by far the most expensive method, averaging
$4,000-$16,000 using the figures available from Home Guide. Although this option removes the
pit-falls of simply filling in your pool, a full removal including a back-fill will require more
money and time. A full removal involves engineering, permitting, and the use of specialized
heavy-duty equipment. Both filling and removing a pool can undermine the potential of
increased value to buyers as well as decreasing equity and value to the current homeowners. The
cost and time involved in these efforts to erase an existing structure could be better spent on
remodeling.
Most may not think of remodeling their pool as being the most cost-effective option, but
between the increase in home value and the decrease in cost of maintenance this is the best
option. Remodeling an existing pool costs on average $5,000-14,000, a shockingly smaller cost
than what many people think it would be, and not any more expensive than the removal options
(Home Advisor). The benefits of remodeling are countless, increasing the value of the home by
at least 5-8% is one of the most attractive of the bunch (HGTV). Having an outdated or an
unmaintained pool can be expensive; between constant repairs, water leaks, and the decrease in
value from an out-dated design. With a remodel all these issues can be solved. Not only will you
have a more fitting feature as part of your home, but with modernity comes savings.
Replacing outdated equipment such as single-speed pool pumps, halogen lighting, and
under performing filtration will cut the cost of pool maintenance and energy costs by thousands
of dollars. New pool equipment pays for itself within the first year of purchase with energy and
maintenance savings alone. Simply switching from a single speed pump to a new high efficiency,
variable speed pump can decrease your yearly bill from $4,000 to as little as $300; this change
alone can cover the cost discrepancy between removal and remodeling (Gardner). Another step is
resurfacing the pool, although this can be the most expensive phase of the process, but this is one
of the steps that can result in the most savings long-term. An old surface finish can crack and
cause leaks that will be expensive and inconvenient to patch. Resurfacing the traditional white
plaster with a pebble finish is not only more modern and appealing, but also takes the life of the
interior from an expectant 8-10 years to an expectant 25 year replacement timeline (Gardner).
If your pool is on the list of things to be cut when looking at your options to reduce
financial stress within the home, consider a remodel instead of a removal. Times are stressful
enough as it is, don’t get rid of an outlet and an oasis through hasty decisions that will cost you

Winterizing Your Pool

Cold winter temperatures can damage your pool and your equipment. Prevent damage from the cold with these simple winterizing steps!

1. Clean your pool
You should run your filter, skim the surface of the water, scrub the sides and floor, and vacuum the walls. Your pool water and pool walls should be free of debris. Remove your skimmer baskets.

2. Test and balance your pool water
Add the appropriate amount of phosphates, algaecides, or a winterizing chemicals kit to your water. Finish by shocking your pool water after the last chemical treatment has safely dissolved. With all your chemicals added, run your pump for a normal 8 hour cycle. This ensures everything is mixed throughout the pool water.

3. Clean out your filter
Spray clean your cartridges and grids. Backwash your sand or DE until it’s clean.

4. Turn off the power supply to your pool. Also turn off any pool timers

5. Lower the water level in your pool to below the skimmer inlet and return lines
You can wait for the water within the lines to dry, or you can choose to have them blown dry. It’s recommended to leave blowing out the lines to either a professional or someone experienced with blowing out lines. The procedure can damage pool equipment or lines if done incorrectly.

6. Drain all of your pool equipment
To do this remove all of the drain plugs from your equipment. Replace salt cells with bypass-cells and drain/disconnect booster pumps. This step also includes adjusting all your valves to either a winterized setting or in between settings so they are partially open. This reduces freezing damage if water gets into any lines.

7. Winterize the pool plumbing
After water has either dried or been blown out of the lines, install winterizing plugs into your return and skimmer lines. Finish by adding non toxic pool antifreeze into the lines.

8. Add water back into the pool, approx. 4”-6” below skimmer inlet

9. Remove non permanent fixtures and accessories
Remove things like : ladders, hoses, floats, toys, your pool cleaner. Consider removing any handrails, diving boards, pool slides, anything that may touch or get in the way of your winter cover.

10. Finally, install air pillows and a sturdy winter cover over your pool

Things to keep in mind :
You will have to check your pool at least every 2-3 weeks. Just take a peek under the cover and see if the water is still clear and if the pool walls are still clean.

If you live in a non freezing area, you only have to go up to step 3! However, you will need to run your pump once a day for around 2-4 hours, and you will want to have a cover over the pool. If there is a chance of freezing, keep your pump running for that extra cold duration. The moving water will be less likely to freeze. (You may consider temperature sensors to keep your pump on near freezing temperatures.)

This year, like many, has been super busy during the summer for pool builders. Designers, subcontractors, city planners, all very busy during "swim season."

What if there was a time of year when subcontractors were free right away?

Consider building your pool over the winter!
Depending on how cold the winter is, building over the season might one of your best options.

How so?
Well...
During the winter, it is off season for many subcontractors. Many of them see a slow down in business in winter and are typically much more available to take on new bids. It's worth checking in with subs to see if they offer special discounts as well!

Another great reason to start in winter is a carry over of the first reason, and that is faster turnaround time with permits. One of the biggest steps in building a pool is permitting it and making sure the paperwork is all good. This step can take time, especially during summer season. Thankfully during the winter months, the city/county planner and development offices are also less busy than during the summer. With less permits coming into the offices, they have more time to work on yours and get it out faster than they usually would.

Building in the winter gives you ample time to get everything ready and perfect for summer. There is no rush to finish before it gets too cold, there's not any days wasted to construction delays, and there is time to get the backyard repaired and vibrant.

The biggest benefit from starting construction in the winter is time. A faster turnaround time, more time to build, and less time waiting to swim.

We want to be sure our clients are able to speak with their designer, see how our process works, and go over their ideas for a pool! After the consultation, our clients choose a pool package plan that works for them and the design process can begin.
BYOP offers 3 packages for service :

We offer a contractor package for folks who know how perform the duties of a pool contractor.

We offer a package that has us guide you on how to be your own pool contractor.

And we offer a package that hires one of our expert team members to be your pool contractor.

After a package is selected and a design is complete, the designers send the plans to the client for approval. Once the design is approved, the homeowner can get started on the process.

Homeowners are provided the proper paperwork for permitting and engineering, and explained how and where to submit their paperwork.
After the plans are approved and ready, we send out your plans to subcontractors and they bid your pool. At the same time, our sister company go over the plans and send the homeowner a quote for pool equipment. All of this being said, we never lock the homeowner into using our recommended subcontractors, and we don't lock the homeowner into buying pool equipment from us; although we do recommend our quote because of our outmatched customer service and warranty assistance.

Once bids are accepted and pool equipment is chosen, we are recommending that homeowners schedule their subcontractors in accordance to when their pool equipment is arriving.
This year has been challenging for pool builders and manufactures, many subs are a few weeks out, and so is pool equipment.
While this won't stop builds, it can significantly slow them down if not planned for.

Wrapping up, the homeowner's last responsibilities are just to ensure the subcontractors meet their schedules and then, ultimately to fill up the pool!

This week we are showcasing rock waterfalls and Baja steps! The first three photos show off a beautiful walk up rock waterfall spilling over into the pool adjacent to the off center Baja step. A nice blue umbrella is set there for some added comfort and shade.

The next set of three shows a similar design with a few key differences!
This other design has a slide built into the rock feature, and a much more low key set of stairs leading to the top of the rock feature.
