There’s more to home ownership than the mortgage. This is one of the main reasons it’s important to have the right team of knowledgeable real estate professionals on your team. Your lender should explain all of the costs associated with the purchase of your home including the maintenance costs that aren’t apart of PITI (principal, interest, taxes, and insurance) and aren’t figured into a lenders qualification process. Your realtor should have a firm grasp on your wants and needs list in ADDITION to a firm grasp of your monthly budget to help guide you to properties that you not only love but can afford all year wrong. Your attorney should help make sure you’re getting all the information on the condition of the home and other pertinent information regarding your house and it’s operation.
Buying with out an agent is risky, but buying with a bad team (or no team) is even worse. I will put my team up against any in the business!

We have experienced a stretch of the lowest mortgage rates in a long time. It would be foolish to think this gravy train would last forever. We’re starting to see the rates creep up a bit. It’s tough to say if that trend will continue. How is the super bowl a real estate term? Simple! Agents everywhere circle this day on our calendars as it is the unofficial lock off tote spring market.
Here, in Illinois and the Midwest, the time period between thanksgiving is usually the slowest time in the market. Inventory is low and the weather keeps buyers waiting for warmer weather to move in. Although April is the official start to the spring market, the day after the big game usually sees an uptick in listings and kicks off the craziness that is the spring/summer market.
Sellers, now is the time to think about getting that home listed. Buyers, now is the time to get that pre qualification and talk to and agent to set up your home search!

As the spring and summer market begin to heat up I thought it would be a good idea to break down some of the information you may need to make good decisions. I figured the best place to start is at the beginning.
The very first step in the home buying process is to get pre-qualified. Speaking with a lender or loan officer will help you understand what you can afford and help guide your search. It also lets agents know that you’re a serious client and not just looking to check out your neighbors home. Maybe most importantly, it allows you to submit an offer on a property when you find one you have to have. The market last summer moved so fast that if you weren’t prepared to move quickly you likely lost out on the house.
So as you begin thinking about the process start with a lender. If you don’t have one check out or as they are two of my favorites!
