Public service announcement: if you are working with a Realtor and they are staying in touch with you and have sent you emails for your discussed wants and needs - there is no need to also contact and use another agent. If you aren’t getting what you wanted for service and follow up - your best plan of action is to notify that first Realtor and not ignore them and use the other agent instead. It’s common courtesy. Also when you use multiple agents for whatever reason - you put yourself at potential risk of owing multiple agents a commission.

Pro tip: interview the agents upfront and make your choice and stick with ONE agent for simplicity and to reduce any risks for you. I understand people don’t know the rules and they want what they want when they want it, but just think a bit about how you would want to be treated and use the golden rule.

PSA for any real estate agents who are friends of mine. I had the gas left on at a listing that is vacant and 48 hours later when the sellers and I went there to grab some stuff - the whole house was engulfed with natural gas. My client even ended up sick from the exposure while we opened windows to air out the home. Here’s my advice - please keep all of your clients together with you when you tour homes and do t let kids or teenagers run around the home on their own. This was stressful and also the day before a home inspection. House and client are fine - just wanted to vent. Showing a house isn’t just opening a door - there is skill and professionalism involved and a simple rule is to keep everyone in a group. Have that talk before you enter with your clients. When I was a new agent, I had a kid lock himself in a room - stuff happens but this could have been a catastrophe - especially if it was winter and the furnace igniter would have kicked on - could have caused an explosion. Rant over.

My clients accepted an offer this evening and the open house tomorrow that was set for 1-3pm is now canceled. So happy for my seller clients as this was quite a journey and lots of sweat equity was put into getting the home ready to sell. All that helped out to get the home ready helped to have it sell in 2 days and for almost 11% over the listed asking price. How did we do it? Clients found the perfect home and bought it. They moved their possessions to the new home and started the hard work of thinning out their possessions from living there for 28 years. The to-do list was made and in a few weeks they completed everything (including a new coat of paint over most of the inside.). There are lots and lots of ways that I can assist you in selling your home and buying a new one. This is one example of how to buy a home with no home sale contingency- which makes your offer stronger. Not everyone is in a financial position to do this, but if you can - it makes a very strong case to get your offer accepted. If uou would like to know some of the other ways to sell and buy a home - I would love to discuss those scenarios with you and find the one that best suits your situation.
