If you're buying a property and you're looking for a deal foreclosures are not typically where the lower price homes are at. I always recommend short-sales to buyers looking for lower price homes. Yes, they take longer and there's no guarantee closing will always happen, but those are typically the deals!
A buyer last year who could pay a $1,500 monthly mortgage could have afforded a house for around $340,000, assuming a 20% down payment. Now, that same buyer would have to find a house for around $275,000 in order to establish the same monthly payment.
