What is equity and why is it important?? 🧐
Equity you have in the home you own is the difference between the amount you owe on your mortgage and what the home is worth.
Now, why is this important? Homes will (LIKELY) continue to appreciate in value, meaning it is only going up! You can use the equity in your home when it comes to refinancing your home to use toward paying off debts, making home improvements, or anything else you'd like to use it for!
Buying a home now allows you to start building that equity! If you are waiting for the market to crash (it won't), you're potentially losing some significant equity. You're paying your landlord's mortgage, you might as well look at paying your own and getting something out of it!

I can’t ever leave without a beautiful flower bouquet or some freshly baked bread! The cured meats guy is a huge hit in our house, as well.
And don’t get me started on all the fresh fruits and veggies! 🥕🥦🍓🍎

You’re scrolling through Zillow (or Redin or Realtor.com or any other home search platform) and you see a home that catches your eye. So you click on it and start looking at how many bedrooms and bathrooms it has, how many sqft it is, and read the description the Realtor has provided about it and BAM you see a dollar amount listed as “seller concessions”. WHAT IS THIS??? 🤨
Seller concessions (or seller credit) is a set dollar the seller provides to the buyer of their home to use toward their closing costs and/or a rate buydown!
One great thing about our market right now is that there isn’t very much buyer competition! If you’re searching for a home (or thinking about starting the search) you have a better chance to have your offer accepted now! You also have some more opportunities to negotiate with the seller to provide you some help with closing costs or rate buydowns!
