If you ever get hungry as you see a Commercial involving food, try designing a Restaurant. We are currently submitting Permit Drawings for a pair of Paris Baguettes –“Your Neighorhood Bakery Cafes”. In our long history, we have been privileged to design countless Restaurants, Bars, Cooking Academies, and Bakeries. Whether fine dining (that seemed to be the trend a number of years back as we handled multiple Capital Grilles), fast food, or casual dining, every Owner, and those that designed and constructed it, are eager for Opening Day. We made pretty good decisions at our Organization over the many years, but one of our very best was asking Phung Trinh, Mechanical PE, and Trey Johnson, Electrical FE, to join our Ownership Team starting in January. Even more fortunate, was that they agreed. Both Gentlemen bring years of expertise, excellent work ethic, and distinct leadership traits to our Team. Both Trey and Phung handle Project Management roles along with Design, are integral to our current success, and for the progression of MiGre Engineers on our path forward.

Storage Units? Sure -we design them, and they are going up all around for good reasons! Many Owners can use 2.5 to 5 acres to accommodate a facility using the rule that land costs should make up about 25-30% of the entire budget, with more cost-effective facilities 50,000 sf and larger with development costs geared toward $8 per square foot or less. Lease up times with quality marketing could take 3 years to reach goals of 85 percent occupancy with a Profit Margin of 40%. Sometimes climate controlled, sometimes not, with many Storage Units at a mix of 25-30% temperature controlled. Additional offers of Boat, RV, and Trailer Storage in these secure locations are often appreciated.

Soon to Open, our 3-Story, 102,000 sf Storage Unit in Lake County, FL is ready. Fully gated and walled with 30 motion cameras and night lights on 24/7, offering 6 sizes of Units from 5x5 to 15x20, with night lights on 24/7.

Construction continues on our Venice, FL Garden-Style Apartment Complex, developed by The NRP Group, and partnered with PointOne Holdings. The Palm of Vistera offers 337 Units in two 4-Story Buildings along as well 36 Townhomes and Garages, along with an 8,000 sf Clubhouse. The Palm of Vistera is one of two luxury multifamily communities slated to account for the 665 Unit $251 Million Development.

Moving along with Shop Drawing and RFI Responses, is our Carlton at Lake Dexter Project. The luxury rental lakefront Apartment Community in Winter Haven, FL consists of 561 Units, with 20 Buildings of 3 and 4 stories and a 7,500 sf Clubhouse inclusive of an internet café, conference, fitness, and yoga rooms. The Property is located off State Highway 540, on the Shores of Lake Dexter, and in close proximity to the Legoland Theme Park.

Construction is progressing on J ∙ Ardin at Apopka, Jefferson Apartment Group’s $66.5 Million gated community situated on 16 acres along the banks of Medicine Lake, a spring-fed lake in the town of Apopka in Florida’s Orange County. This garden-style community features 304 units across a mix of ten 3-story and 4-story buildings.

The Clubhouse showcases a clubroom with gaming, leading-edge fitness center, tech lounge with private offices, pet spa, and leasing center. Abundant outdoor amenities include a resort style swimming pool, an expansive deck overlooking the lake, fire pit patio, outdoor kitchen, gaming area, and a playground. In addition, the community has a number of features reminiscent of single-family neighborhoods, including a walking trail around a community pond, a dog park with shade canopy, pocket park and extensive green space. There will also be access to the future Lake Apopka multi-use connector trail.

This 9 Building, 342 Unit Luxury Apartment Complex in Longwood, FL includes a 12,000 sf Clubhouse and offers Studio, 1, 2, and 3 Bedroom Units, and great Amenities inclusive of a fitness center.

Special thanks extends to Monica Guthrie, Assistant Property Director with Wood Residential, for the Tour following our Meeting, and to Craig Garbarini, Partner, CCO with Charlan Brock, and Chintan Patel, Project Manager of Wood Partners and Zoty Rodriguez, Property Director of Alta Cypress, for their efforts to permit us to utilize their Clubhouse. While we Send Staff to accompany our Construction Administration Manager on Site Visits, seeing a finished Product, and the efforts the entire Design Team, GC, and Subcontractors, is simply outstanding.

Work is steadily moving forward on South Trask Street, our 205-unit luxury garden-style apartment Project on 10.5 acres in the Westshore Marina District of South Tampa, FL by Atlanta-based Developer, Penler, and Poole & Poole Architecture out of Glen Allen, VA.

The community is only minutes away from Hyde Park, Downtown Tampa, the Westshore business district, Riverwalk, and Water Street – as well as shopping options at Westshore Plaza and International Plaza. The Apartments comprise of three 3-story buildings and one 2-story building with cement fiber siding and four detached garages. Units offer one and two bedrooms with open floor plans and nine-foot ceilings, efficient kitchens with upgraded appliances and quartz countertops, wood grain plank flooring, and ceiling fans. Amenities will include a resort-style pool, outdoor gas grills, a package locker for deliveries, a clubhouse, lounge and business center, and a commercial caliber fitness center featuring a cardio and yoga/spin area. Advancement is continuing on Urbon at Nona located in Orlando, FL -our 18-acre luxury Apartment Project of Hollywood, FL -based Developer, The Cornerstone Group, and Charlan Brock Architects of Maitland, FL. This 366,300 sf Residential Commercial Property will have 10 three and four-story buildings, 360 Units with 14 Unit Types and a 11,500 sf of Amenity Space. The apartment community will feature multiple USB ports in each unit and throughout the development, a lakeside resort-style pool, dog park with a pet washing station, fitness studio with first class equipment, media room, sports lounge and multiple beverage stations. It will also feature private day office areas in the clubhouse for those residents who work at home.

Our High-Density Ft. Lauderdale, FL Apartment Project, Bimini Cove, by Miami-based Developer Pinnacle Housing Group and Pasquale Kuritzky Architecture, is moving right along. The eight-story boutique community will feature spectacular waterfront views with its unique curved design, and will feature 140 one and two bedroom units, including two penthouse units, each with spacious island kitchens and open concept modern floor plans with private balconies, as well as a 78,000 sf Garage.

Our Affordable Housing for Independent Living Project, Crossroads Village, in Seymour, IN is near completion and now leasing. This $12.5 Million Senior Living Community, courtesy of Developers Thrive Alliance and Jonesboro Investments Corp and RDL Architects (Shaker Heights, OH), consists of one 4-Story Building with 24 one-bedroom apartments, 40 two-bedroom apartments, and 7 handicapped-accessible units, and 5000 sf of amenities.

Residents will have access to nutrition education, dementia care and other support programs and resources to give them the ability to age in place, remain active and stay connected. Rent costs are expected to be between $525 and $700 per unit. Units will be 800 square feet for one bedroom/one bath and 900 square feet for two bedrooms/one and a half baths. The four-story complex has been designed with energy features to lower costs for residents and other elements to increase safety and socialization for people with disabilities or movement impairments.
