Baseline mortgage rates have stayed higher for longer than expected, which begs the question: When will mortgage rates go down? ๐ก๐๐
Near term, rates are not likely to drop significantly due to inflation, employment numbers and a large spread between 30-year fixed mortgage rates and 10-year Treasury bond yields.๐ฐ
Looking ahead, Fannie Mae, the Mortgage Bankers Association, Wells Fargo and the National Association of Realtors project a rates decline in the range of sub-5 to low 6% in 2024.๐
๐๐ผBottom line: waiting to buy a home may not pay off. As projected rates decrease, more buyers enter into the marketplace, thereby increasing demand in an already low-inventory housing market.๐๐ผ

As we transition into summer, there's a continual trickle of inventory in a lingering Spring Market. The number of home sales indicate a decline, but that's a reflection of fewer homes available in most markets.

This is the vibe!!

Full on. Full out. Full force.
This photo was taken last night at the Golden Globes when Michelle Yeoh won Best Actress for her role in "Everything Everywhere All at Once.โ
Look at Jamie Lee Curtis.
Look. At. Her.
You can feel her energy, her fire, her power.
Her excitement, joy and passion for Michelle is palpable. The photo moves. It vibrates.
If you saw this photo without context, you may think that it was actually *Jamie* who won.
Ladies, this is your vibe for 2023.
Hype. Other. Women.
When she wins, fight the urge to questionโฆ
โฆwho does she think she is?
โฆwhy is she getting attention?
โฆdid she really deserve it?
โฆis she really that good?..what about me?
Guess what? The world has sold you a lie.
Her success doesnโt detract from yours.
Her wins donโt create your losses.
Her joy canโt steal the joy thatโs meant for you.
De-condition and unlearn what youโve been wired to think: that women are your competition.
It's a trap. Meant to distract us. And to keep us keeping each other down.
Find your Jamie.
Hype their Jamie.
Be her Jamie.

Every day is an opportunity to do something amazing, whether big or small. It's up to us to make the most of each day and to try to do things that bring us joy and fulfillment. โจ
What are you waiting for?
New Year's resolutions aren't limited to self-improvement such as healthier living or nurturing personal relationships. They can focus on home-improvement as well, such as organizing a closet or repainting a room. Together, the two types of goal-setting can work together to create an overall positive change in our lives and may even help us to achieve mutual goals. For example, a decluttered and cozy room might help us to feel more relaxed in times of emotional stress.
What are your resolutions for 2023?
Over the last 2+ pandemic years, Iโve had to create more joyful spaces in a home not usually occupied by the whole family all day, everyday. ๐ณ
Here are some great ideas that I hope will create some joy for you as well! ๐
Don't let higher interest rates scare you away from purchasing a home. As interest rates rise, housing prices have been coming down to match the decrease in buyer demand. Remember, you can refinance should rates lower in the future, but you can't change the home's purchase price. A lower purchase price comes with lower property taxes and a higher potential return on investment.
Although higher interest rates are not ideal, there are some positive impacts and you can refinance later.
