Californias housing market continues to battle back from the surge in interest rates last year. Though sales dipped in June as interest rates in April and May rose, pending sales could mean that the recent decline in mortgage rates helped demand to rise again over the past few weeks, according to a report from the CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.). The recent reduction in rates has been assisted by an increase in supply – both from an uptick in resale inventory as well as a rebound in new construction.

Homebuyers and homebuilders appear to be slowly regaining their confidence after last week’s inflation report, noted C.A.R. While all 100 economists in a Reuters poll said that the Fed would keep rates unchanged on July 31, more than 80 percent, or 82 out of 100, forecast the first 25-basis-point cut would come in September, pushing the federal funds rate to the 5.00 to 5.25 percent range. "

There are signs in recent months that suggest consumers are increasingly tapped out and could pull back further in coming months. An economic slowdown, however, is not necessarily bad news for the housing market. Mortgage rates, in fact, started this week at six-month lows, as the market has become more convinced that the Fed’s rate cuts will begin in September. Home sales should begin to bounce back and improve more consistently in Q3 and Q4.

Market Minute

Mortgage rates began to reverse in the middle of last week, with the average 30-year fixed rate mortgage dropping back to the lowest levels in nearly two weeks. With the Fed’s preferred inflation gauge showing signs of cooling and the revised Q1 GDP suggesting a dial back in consumer spending, the bond market responded “favorably” to the cues and pushed rates down by more than 20 bps in eight business days. The moderation in rates in the last two weeks should motivate more buyers and sellers to enter the market and bump the momentum up a notch in the midst of the homebuying season.

She was best buds with her mom and is adjusting being with me, but definitely went through some grieving and cried for a few days💔In her short 6 years, Miss Powers has lived in 3 homes with other cats. Her first home was abusive, and her second home was where she got beaten up by her other cat siblings and would revert to hiding constantly. She went to live with her deceased mom, Miss Peggy, about a year and a half ago. She took a few months to adjust but found her happiness there with Peggy until she passed. Her confidence is lacking but It’s certainly possible she could benefit from living with a gentle, well socialized kitty to show her it’s all going to be ok ♥️Miss Powers LOVES to be petted, enjoys playing, window watching at night, and cuddling under the covers during the day. She is a slow burn and needs someone with some experience helping shy kitties come out of their shell. She’s a suuuuuper sweet kitty despite all she’s gone through 😔She is more comfortable with females for sure. Pref a no kid/dog/cat household but I’d consider a one cat home with the right cat. Missy has had a complete vet work up & is a healthy girl!! She’s currently UTD on vaccinations, spayed, chipped & dewormed. Market Update
The economy is having a solid growth pace so far in the first quarter with consumers feeling more confident about their financial well-being than last year. Their resilience in spending, however, is keeping inflation from falling and could create a real problem for the Fed in bringing down interest rates in the near term. Other macroeconomic indicators such as the households’ purchasing power, on the other hand, suggest that the economy should start pulling back in the near future. As of now, the central bank is still projected to cut rates by 75 bps this year and the first rate-cut is expected to be in June. If the prediction turned out to be true, rates should begin a more sustainable declining trend in May, which should help improve the housing market in the spring home buying season.
