Attention property owners in the city of Los Angeles:
Tomorrow, Tuesday, December 12th, the Los Angeles City Council will vote to pay PRIVATE ATTORNEYS $68 million in your taxpayer dollars to fight lawful evictions rather than just paying the rent that is owed for the housing being provided (Agenda Item 45). With well over 90% of eviction cases due to non-payment of rent, the $68 million is in stark contrast to the limited funding being provided by the City for the new emergency rental assistance program in the amount of just $18 Million. To make matters worse, the City has yet to release information on the total amount applied for under the rental assistance program by renters and small rental housing providers (those with 12 or fewer units), although the amount of applications is rumored to be around $318 million.
Email or call the City Council and voice their strong opposition to this gross misuse of taxpayer funding.
PSA: Property Taxes are due and must be paid by TOMORROW, December 10, 2023 for Los Angeles and Ventura counties, and December 11, 2023 for San Bernardino county.

This just in: Security Deposits Limited to 1 Month's Rent!
In a never-ending assault on income property owners, Governor Newsom signed a law limiting a security deposit to one month's rent. This applies to all residential units in the State of California. There is an exception for small property owners who own a maximum of 2 rental properties totaling four units. This exception does not apply to tenants who are in the military or if title to the property is held by a corporation or a real estate investment trust.
This law does not take effect until July 1, 2024. Once in effect, it is advisable that all landlords raise their credit standards to offset the lack of protection that they are now having to endure.
