✌🏼years ago today I was nervous, excited, overwhelmed, and grateful (all of the feels) to be starting at Texas Tech Credit Union. It’s been a fast two years and there have been some really hard days and some amazing ones! I've just come to realize that this June marks my fourth year back in the mortgage industry. It's actually my second stint in this field! Back in 2014, I left the mortgage world to pursue real estate, thinking it was a permanent shift. However, in early 2020, I found myself contemplating a return to mortgage and eventually took the plunge. The journey has been quite surreal, but I wouldn't change a thing. While I thoroughly enjoyed my time in real estate for six years and am grateful for the experiences and connections I gained, returning to mortgage has been a significant blessing. Thank you to everyone who has placed their trust in me throughout my various career transitions. It truly means the world to me.

Also known as Freedom Day, Emancipation Day or America’s second Independence Day, Juneteenth commemorates the end of slavery in the U.S. after the Civil War. Many Americans have celebrated it annually for more than a century, even though the holiday was not officially added to the national calendar until 2021.

Let's talk about home affordability. It's no secret that with interest rates and home prices being higher, it can be more challenging to afford a home. Regardless of what market we're in, there are some positives to always consider. ✨✨✨

1. We have more homes on the market than we have had in YEARS, which means you have more choices as a buyer.
2. This could also mean that in some price ranges a seller might offer closing assistance. This could go towards your total amount needed at closing, or to buy your rate down.
3. There are permanent and temporary rate buy down options available to you as a buyer.
4. As a first-time home buyer you can put down 3% on Conventional, or 3.5% on FHA.
5. There is down payment assistance available for home buyers if you don't have yours saved up! This can be used in conjunction with closing cost assistance from the seller, which means you could come to closing with no out-of-pocket expense.

Bottom line: Talk to your trusted lender (I'd love to be that person 🙋🏼‍♀️) to help walk you through your options!

Happy Father's Day to all of the dads out there! I'm incredibly grateful for my father-in-law who raised an amazing son who is a father to our three kids. I'm also grateful for the man who raised me and is now in heaven. Thinking about all of my friends who are missing their dads!

Based on data from the National Association of Realtors, it is interesting to note that Millennial buyers, who are between the ages of 25 to 43, make up the largest share of home buyers at 38%. On the other hand, the Silent Generation, buyers aged between 78 to 98, represent the smallest share of buyers at 4%. Baby boomers, ages 59 to 77, make up the largest share of sellers at 45% and most of them are downsizing.

As a first-time homebuyer, it's essential to take the necessary steps to make the home buying process smoother. Start by talking to a lender and getting prequalified.
