Happy September everyone! Looking out to the beautiful view from my latest sale - out to the landscape of our gorgeous Los Angeles to bring you the latest market reports for our area. Limited inventory has kept pushing prices upwards, even during this time when interest rates remain at some of the highest levels in years. Zillow recently forecasted a rise in home prices of 6.5% from July of 2023 to July of 2024 in an article in Fortune magazine, which is higher than normal appreciation years. The take away? It’s a good time to buy if you’re cash or willing to refinance later if and when rates come down - though if rates go up then you’ll still have a win! When rates do come down, it will inevitably drive prices up sharply because everyone that has been waiting on the sidelines for those rates to come down will suddenly want to be in the game.

So inspired by the architecture and colors of Mexico City. A beautiful garden makes all of my dreams come true and my spirit come alive! Frida Kahlo’s garden is extra beautiful and the vibes are so good I recommend you visit in person.
My family is from here so I’ve been coming back to visit throughout my life, but this trip feels particularly special. The colors feel more colorful and everything is buzzing with history and whispers from ancient ancestors collect in the shadows of my ears. Mexico mágico!

This is me having a magical moment with my sign while also having a Hollywood Hills-y daydream in the sun. We went viral everywhere, had some super successful open houses, received double digits worth of offers and sold for more than a quarter million dollars over asking.

🎸ROCK ‘N ROLL HISTORY STORY TIME

Word on the street (literally) was that back in the day one of the Eagles wanted to buy this house, but he wasn’t sure if the band was getting back together or not and the business manager talked him out of it. It felt like too much for a musician possibly in transition and out of their gig. By the time the Eagles got back together the house was long gone, and he missed the chance to buy it. Hi all! Inventory is tight right now in Los Angeles and am seeing well priced and well marketed properties go into escrow pretty quickly. Rates have come down a bit too and that has helped get things moving, but it’s looking like generally a lot of people are waiting until after their winter holidays and travels to put their places on the market and make their moves - so pickings are feeling pretty slim right now for buyers. For sellers, lower inventory means less competition, which is a good position to be in but the market has shifted since earlier this year, and so as I’ve said before but mean more than ever, it’s so important to have your marketing and pricing strategy on point if you want to crush it in this market. Will keep you posted as everything develops!

Hi there it’s Nina here with your latest Birkenstocks-on-the-ground market report. The fed just keeps on raising those rates as fast as my heart rate rises when I hit my tread with (some say we are at the peak now - but we shall see) and those higher rates have created a unique opportunity market for buyers while supply is lower. The low interest rates people obtained on their homes and properties during the last few years has made them pretty unmotivated to sell when usually they would be going on the market, which has greatly affected the supply of homes available for sale while demand has remained high. The prices, however, have been not climbing as steeply as before due to those interest rate hikes, so prices are projected to continue to rise but not as steeply as in the last few years. Ultimately, lower rates give people more spending power, and as we’ve seen, more motivation to drive prices up into the stratosphere. So in summary, it’s a great time to buy something if buying is on your mind, because as they say you date the rate but marry the house, and for the next few months it’s looking like it will be at a price that will feel like a great deal compared to what is projected for next year.
