This weeks Lumber Update:
The Lumber Composite was up $8/1000 last week. This marked the fourth week in a row where lumber has moved up. Each week’s increase has been slight but as you add them up, Lumber is showing some signs of strength.
The items that seem to be on the minds of buyers are continued high mortgage rates, high volatility in the stock market, the Canadian duties that take effect next week, and now, a potential rail strike on the horizon.
Western SPF was up $10/1000 while Southern Yellow Pine was only up $1/1000. Some if this lack of movement in SYP was attributed to Hurricane Debby. Most mills and buyers were not active due to the storm. It remains to be seen how much impact the storm will have on both the Lumber and Panel markets.
Panels saw a small increase as the overall Panel Composite was up $2/1000. However, OSB was down $6/1000. Most of the overall increase was seen on the SYP Plywood world. SYP Plywood jumped $18/1000 on the heals of low supply in ¾” and 5/8” rated sheathing.
We worked with these electricians for 20 plus years. I hope they are enjoying their retirement life.

Redfin reports that luxury home prices grew more than twice as fast as non-luxury homes in the second quarter
SEATTLE--(BUSINESS WIRE)--Jul. 25, 2024--(NASDAQ: RDFN) — The typical U.S. luxury home sold for a record $1,180,000 in the second quarter, up 8.8% from a year earlier—the biggest increase in nearly two years. Non-luxury home prices grew at less than half that pace, rising 3.8% to a record high median of $342,500, according to a new report from Redfin (redfin.com), the technology-powered real estate brokerage.
Redfin defines luxury homes as those estimated to be in the top 5% of their respective metro area based on market value, and non-luxury homes as those estimated to be in the 35th-65th percentile based on market value.

To ensure a quicker path to homeownership, Americans are moving to smaller, more affordable cities. But some cities are experiencing higher rates of growth than others. Citing the U.S. Census Bureau, recent insight from housing market platform Zillow shows many mid-size metros climbed the ranks as the fastest growing cities during the period from July 2022 to July 2023. This is likely due to their relatively low cost of living compared with larger metros such as Los Angeles and New York.
Additionally, cities that experienced spikes in population are located in states that had the most housing units added last year. Texas and Florida saw the largest increase in new housing during 2023, followed by states such as North Carolina and Georgia.
Cities with homes that are relatively more affordable continue to attract the most new residents — a trend that has been in full force since the start of the pandemic. Markets with more supply, whether from new construction or existing home sellers, generally offer a friendlier experience for buyers with more options, milder competition and more time to make an offer.
