One of my realtor partners initially suggested to Mac that he work with me to get pre-approved for his mortgage financing. He had been a member of a credit union for 30 years, and thought at the time that it might be easier just to stick with them as some decide to do in those situations because of assumed favor that they would give him(which is NEVER the case!)- so we never made an initial connection.
Fast forward a couple months later to less than 2 weeks ago..... Mac was supposed to close the NEXT day, and his lender(who would not respond, call back, or give their cell number to Mac's realtor during the week before closing) finally disclosed the news that they could NOT get it done. They told him that once he received 4 more paystubs they THINK they could approve his financing --- but the seller would NOT wait another month to close, and Mac's deal was about to fall apart.....
THIS time with the writing on the wall through his credit union, Mac DID decide to reach out to me. He loved what he heard about my certainly of obtaining financing for him and QUICKLY, so we moved forward with a 2 week closing extension which the seller WAS willing to wait for. 1.5 weeks later we had his loan FULLY approved and he was able to close today.
And not only did we get the loan done in 1.5 weeks, but the first appraisal with the credit union came in $11,000 below purchase price, whereas WE were able to get it appraised at purchase price, saving him almost $11,000 out of pocket because of this!
Also, we were able to approve him at a much higher debt ratio than the credit union. This resulted in him saving about 60% of his planned down payment - only need around $20K to close as opposed to the $60K that the credit union had quoted.
