We're seeing prices drops as well due to the slowing market. A home that was priced in the 700-800k range a year ago is now priced in the 575-700 range. Inventory is incredibly low again so that could slow the price decreases down.... But next spring/summer could be a great time to buy as our inventory usually increases then.

Here are some snapshots of recent emails from lenders showing current interest rates and rates from earlier in the month. Also what the resulting mortgage payment might be like (although that doesn't specify the down payment or points buy down.)
I keep hearing the idea that these are "historically low" rates...but that feels like a misleading narrative to me.
Maybe interest rates in the 70's or 80's were in the 17% range but look at what a house cost back then (my parents paid 45k for their home.) When I moved here in '98 you could still buy a home for under 100k. 6% on a 600-700k home is significant. Three or four years ago those same homes sold for 300-400k. Two years ago the interest rates were under 3%. In the Great Recession rates were similar but the price of a decent home was under 300k (and for the record I don't think we'll ever see those prices in McCall again...Idaho is on the map now.)
Cash buyers are lucky as they aren't feeling the pressure of the interest rates and prices are dropping so they can get more house for the money than they could six months ago.
I fully expect these rates to push home prices down even further as too many buyers are priced out at the moment. Prices have to drop enough to offset the increase in the interest rates.
I think a lot of the demand from the Covid created boom has been satisfied as well... So the overall number of buyers is diminishing. Sellers no longer have the all the power and we're returning to a more normal market.
