This report analyzes REALTOR® recommendations and actions taken by home buyers and sellers to best accommodate their pets and present their homes in the best light, despite effects from their furry family members.

Home Searches and Pets

Sixty-six percent of U.S. households currently have a pet or plan to get one in the future, proving that pets and their effects on a home, various belongings/toys, and accommodations must be considered for a majority of households. Additionally, 43% of households would be willing to move to better accommodate their pet(s), demonstrating that this is a priority among consumers. A small percentage, one percent, of recent home buyers said they were prompted to make their purchase by the desire for a better home for their pet(s). When searching for a new home, consumers don’t only look for pet-friendly features within the home; 18% of recent home buyers said it was very important that their new neighborhood is convenient to a vet and/or outdoor space for their pet(s). This is important to consider when marketing a home for sale as potential considerations from prospective buyers.

Great news for home buyers! The 30-year fixed-rate mortgage experienced a significant drop of a quarter percentage point this week, reaching 7.5%. Sensing the rate sensitivity, buyers swiftly moved to secure their mortgages, resulting in a 3% increase in purchase applications for the week.

This notable decline comes as a welcome relief, especially after weeks of rates hovering around 8%, marking the most substantial one-week decrease since last November. According to Freddie Mac Chief Economist Sam Khater, the spread between mortgage rates and the 10-year Treasury bond suggests potential further decreases in the future.

However, despite this positive shift, aspiring home buyers face a challenging market compared to the previous year. Elevated mortgage rates and rising home prices contribute to the most demanding affordability conditions since at least 1989, as noted by Jessica Lautz, deputy chief economist at the National Association of REALTORS®.

The data also reveals that over 80% of U.S. markets posted home price gains in the third quarter, indicating a robust but competitive housing market. With household debt on the rise, especially in mortgage, credit card, and student loan balances, Khater emphasizes that the housing market may remain stagnant unless there's a significant decrease in mortgage rates.
