HOMEOWNERS INSURANCE: What do I get for my money?
What are the typical coverages in Texas?

Every policy is different, but home insurance policies in Texas typically come with several standard coverages.
Dwelling (Coverage A). This coverage helps you pay for damage to your home from a covered event, such as a fire, windstorm, lightning or hail.

Other structures (Coverage B). This coverage is intended to cover structures that aren’t connected to your home, like a fence or shed.

Personal property (Coverage C). This coverage helps you repair or replace your personal belongings if they are stolen or damaged.

Loss of use, or additional living expense coverage (Coverage D). This coverage can help you pay to stay somewhere else if your home is uninhabitable due to covered damage.

Personal liability (Coverage E). This coverage helps pay for accidental property damage or injuries you cause through negligence.
Typical home insurance policies in Texas cover damage caused by:
Fire
Vandalism and theft
Lightning strikes
Wind
Hail
Explosions
Falling objects
The weight of snow or ice
Flooding, a common risk in parts of Texas, is not covered. However, special flood insurance through the National Flood Insurance Program (NFIP) may be available.

We are celebrating our 21st year in business!

One of the photos below is from a magazine ad we ran back when I first began the business. This is hanging on the wall in hallway of my office and I walk by it, literally, 20 + times per day. I re-read it today and began to reflect on the truth's in it. While I still look "like" the guy in the photo, there is a bit less hair on my head and a bit more grey, and Shanie is also still with my office. Over the years, we have added 8 more staff members and are looking to bring on a few more. We are in the same location and don't plan on moving any time soon.

Clealy, we are in an especially weird insurance market in Texas right now. I do believe that it will not be like this forever, but we are in it.

Yes, the insurance companies have all raised their rates due to the magnitude of losses over the years from weather related claims. Yes, there are customers who have not had any claims, have been loyal customers forever and still have had rate increases due to the location of their homes. Yes, there are some companies that have decided to not offer renewals and not offer any quotes for new customers.

All that said, the facts of the article are still true today. My agency cares about each and every customer. They are not just a policy number. While there is not much that can be done within the carriers to drastically lower the premiums, we do have options. While I firmly believe Farmers Insurance is the best option, because of their comprehensive policy forms and claims handling, sometimes it is not a good fit for some clients. Therefore, there have been some recent changes within my agency that have enabled us to offer our customers more insurance carrier choices. While we may have a list of 30 or more insurance companies available to us, there may only be a handful that are interested in writing new business. Their underwriters are getting stricter on Claims, roof age, documentation requirements, etc., which can tend to slow down the process.
