If you have been self-employed for at least 2 years, we can use your most recent 2 full years of tax returns (both personal and business if applicable) to see if you qualify for mortgage financing. This includes anyone who is paid by a 1099 as well. If you’ve been self-employed for 5 or more years then we may only need to use your most recent tax return(s) for income qualifying.
There are also alternative options like Bank Statement loans where the lender reviews 12 months of business bank statements to calculate qualifying income, or 1099-only loans where the lender uses your 1099's to calculate your qualifying income.

Are you pre-approved, looking to be pre-approved, or already under contract to purchase a home? Then here are some Do’s and Don’ts you should take into consideration.
1. DON’T make any large purchases or open ANY new credit. This could add to much debt to your debt-ratio and prevent you from obtaining mortgage financing, or delay financing because you will need to track down exra documentation.
2. DO shop around for your best rate and mortgage terms. You want to make sure you are working with the best company that offers you the best rate and terms. 0.25% lower interest rate can save a lot of money in the long run. We provide free rate quotes to ensure you are being offered the best possible rates.
3. DON’T quit or change jobs, ESPECIALLY if you are under contract. If something happens to your employment status make sure to call your Loan Officer immediately and discuss how to move forward.
4. DO keep making ON TIME payments for all your monthly debts. This ensures your credit score doesn’t drop before you get to closing. A lower credit score could prevent you from qualifying or increase your interest rate quote.
5. DON’T withdrawal or deposit any large deposits (larger than your monthly wages) into your accounts without discussing this with your Loan Officer. You will need to document all large deposits correctly, and any large withdrawal could lower your balances and prevent you from having enough funds to close on time.
6. DO continue to save money for your down payment and closing costs. You can’t have too much money to buy a home! The more money you have saved the easier it will be to transition from one home to the next. Remember, moving can be expensive so make sure you have enough to cover the cost of the mortgage AND your moving expenses.

Did you know that any income received that is included on a 1099 is considered self-employment income? Even if that income comes from a company that hired you. 1099’s are used to complete a “Schedule C” on your Federal Income Return documents, therefore the lender considers that self-employment. In order to use income from self-employment you will need 2 full years of tax returns to support that income for qualifying. If you've been self-employed for over 5 years, then only 1 year of tax returns are needed to support your income for qualifying. If you haven’t already heard, beginning on 8/19/24, FHA will be following Conventional lending guidelines regarding gift documentation. If the gift donor writes a personal check, then only a copy of the front and back of the cleared gift check is required as source documentation. A completed, signed gift letter is still required as well. This eliminates the need for Donor bank statements (again, if the Donor write a personal check to the Buyer for the gift funds).
