As many of you know, I pursued a law degree and became a licensed attorney. After graduating law school, I accepted a position as a Deputy Prosecuting Attorney for Ada County. I truly loved serving my community for over fourteen months as a criminal prosecutor. I recently left the county and started my own law practice - Lady Justice Law, where I currently handle criminal and civil litigation, business and real estate legal matters, and some probate issues. I am passionate about helping clients with legal issues.

Given this transition, I am excited to announce that our real estate team has officially merged with David Nielsen and Platinum Idaho Real Estate @ Silvercreek Realty Group.

Being a real estate Team Leader takes a great deal of attention and focus, and although I remain actively involved in helping clients buy and sell real estate, I decided to step away from the role of Team Leader. David will be handling the Team Leader position moving forward.

A new report from Gravy Analytics provides insight into where people are searching for homes and what they’re prioritizing most right now. That information could help you plan your own move.

Americans Still View Homeownership as the American Dream

Everyone’s interpretation of the American Dream is unique and personal. But, for many people, it’s tied to a sense of success, freedom, and prosperity. These are all things that owning a home can help provide.

A recent survey from Bankrate asked respondents which achievements they feel most embody the American Dream. The responses prove owning a home is still important to so many Americans today. Homeownership ranks above other significant milestones, including retirement, successful careers, and college degrees. That’s because, when you own a home, your equity (and net worth) grows over time as you pay down your home loan and as home prices appreciate. This can be key to building intergenerational wealth and long-term financial stability.

There's Only Half the Inventory of a Normal Housing Market Today

Wondering if it still makes sense to sell your house right now? The short answer is, yes. Especially if you consider how few homes there are for sale today.

You may have heard inventory is low right now, but you may not fully realize just how low or why that’s a perk when you go to sell your house. This graph from Calculated Risk can help put that into perspective:
As the graph shows, while housing inventory did grow slightly week-over-week (shown in the blue bar), overall supply is still low (shown in the red bars). Compared to the same week last year, supply is down roughly 10% – and it was already considered low at that time. But, if you look further back, you’ll see inventory is down even more significantly.

The key takeaway? We’re still nowhere near what’s considered a balanced market. There’s plenty of demand for your house because there just aren’t enough homes to go around.

How To Know If You’re Ready to Buy a Home

If you’re trying to decide if you’re ready to buy a home, there’s probably a lot on your mind. You’re thinking about your finances, today’s mortgage rates and home prices, the limited supply of homes for sale, and more. And, you’re juggling how all of those things will impact the choice you’ll make.

While housing market conditions are definitely a factor in your decision, your life and finances may be even more critical.

One thing to consider is how stable you feel your employment is. Buying a home is a big purchase, and you’ll sign a home loan stating you’ll pay that loan back. That can feel like a significant obligation. Knowing you have a reliable job and income coming in can help put your mind at ease.

Talk to a trusted lender to ensure you have a good idea of what you’ll need to save and what you can expect to spend on your monthly payment. You may find out you’re closer to your goals than you realized. You don’t necessarily need to put 20% down unless specified by your lender or loan type.

Pricing Your House Right Still Matters Today

While this isn’t the frenzied market we saw in the past, homes that are priced right are still selling quickly and are seeing multiple offers. That’s because the number of homes for sale is still so low. Data from the National Association of Realtors (NAR) shows 76% of homes sold within a month, and the average saw 3.5 offers in June.

Rely on an agent to set yourself up to see advantages like these. An experienced agent has the expertise to find the right asking price for your house. The price you set for your house sends a message to potential buyers. If it is too lo, you might raise questions about your home’s condition or lead buyers to assume something is wrong with it. But if the price it too high and you run the risk of deterring buyers from ever touring it in the first place. When that happens, you may have to do a price drop to try to re-ignite interest in your house when it sits on the market for a while.

A recent article from NerdWallet sums it up like this: "Your house’s market debut is your first chance to attract a buyer, and it’s important to get the pricing right. If your home is overpriced, you run the risk of buyers not seeing the listing . . . But price your house too low, and you could leave some serious money on the table. A bargain-basement price could also turn some buyers away, as they may wonder if there are any underlying problems with the house."

Two Questions To Ask Yourself if You’re Considering Buying a Home

If you’re considering buying a home, chances are you’re paying attention to almost everything you hear about the housing market. You’re getting your information from various channels: the news, social media, real estate agents, and conversations with friends and loved ones.

To cut through the noise and give you the information you need most, here are two questions you need to ask yourself about home prices and mortgage rates.

Where Do You Think Home Prices Are Heading?
One reliable place you can turn to for that information is the Home Price Expectation Survey from Pulsenomics – a survey of a national panel of over one hundred economists, real estate experts, and investment and market strategists.

According to the latest release, the experts surveyed are projecting slight depreciation this year, and the worst home price declines seem to be behind us. Prices are appreciating again in some markets, which means a home will likely grow in value and should gain home equity in the years ahead.

Where Do You Think Mortgage Rates Are Heading?
Over the past year, mortgage rates have risen due to economic uncertainty, inflation, and more. Based on the latest reports, we know inflation has moderated from its peak. This is an encouraging sign for the market and for mortgage rates because when inflation cools, mortgage rates generally fall in response.

So if you buy now and mortgage rates don’t change, you made a good move since home prices are projected to grow; or if mortgage rates fall, you made a good decision because you got the house before prices appreciated more; or if you buy now and mortgage rates rise, you purchase before the cost of the home, and the mortgage rate went up.

Reasons A Home May Not Be Selling

When it comes to selling your house, you want three things: (1) to sell it for the most money you can, (2) to do it in a certain amount of time, and (3) to do all of that with the fewest hassles. While the current housing market is generally favorable to sellers due to today’s limited housing supply, factors can still cause delays or even prevent a house from selling. Here are a few things to think about.

Limited Access – If You Can’t Show It, You Can’t Sell It:
One of the biggest mistakes you can make as a seller is limiting the days and times when buyers can view your home. In any market, if you want to maximize the sale of your house, you can’t limit potential buyers’ ability to view it. Remember, minimal access equals minimal exposure.

In some cases, some of the most motivated buyers may come from outside of your local area. Because they’re traveling, they might not have the luxury to adjust their schedules when faced with limited options to tour your house, so make it available as much as possible.

Priced Too High – Price It To Sell, Not To Sit:
Pricing is a critical factor. While it's tempting to push the price higher to try to maximize your profit, overpricing can deter potential buyers and lead to your home sitting on the market longer.

Momentum Is Building for New Home Construction
