Thought I would pass along some good news!
Senate version of the bill: H. R. 8
It appears that the Mortgage Debt Relief Act of 2007 will be extended for one year. Usually cancelled debt is considered income, but a provision of the Debt Relief Act allowed borrowers "to exclude certain cancelled debt on [a] principal residence from income. Debt reduced through mortgage restructuring, as well as mortgage debt forgiven in connection with a foreclosure, qualifies for the relief." (excerpt from IRS).
Here is the text from H.R.8:
SEC. 202. EXTENSION OF EXCLUSION FROM GROSS INCOME OF DISCHARGE OF QUALIFIED PRINCIPAL RESIDENCE INDEBTEDNESS.
(a) IN GENERAL.—Subparagraph (E) of section 108(a)(1) is amended by striking ‘‘January 1, 2013’’ and inserting ‘‘January 1, 2014’’.
(b) EFFECTIVE DATE.—The amendment made by this section shall apply to indebtedness discharged after December 31, 2012.

To Do #1: Create Your Business Plan

To Do #2: Update your Contact List
I think the #1 mistake of agents is Lack of Follow Up. So, clean up your Contact List and get more organized for 2013, so you can be more profitable in 2013! My suggestion: Invest your time and a little money in a Contact Management Platform like Microsoft Outlook or iContact.
Microsoft Outlook is a great way to keep track of those you have worked with, met at events & open houses or who are in your Sphere of Influence...and most agents already have it on their computer! If you need help getting started in Microsoft Outlook, I can help! Let me know if you would like to get together one-on-one.
To Do #3: Fine Tune Your Listing Presentation
If the trend from 2012 continues, Listings are going to be where it is at in 2013. Make sure you have your Listing Presentation perfected and fine-tuned! Make sure you are ready for any listing appointment by getting the following in order now:
CMA - Investigate which CMA program works best for you. There are many available for cost and some brokerages provide CMA platforms as a benefit, but there is also a great, free CMA option in flexmls. Property Profile - Create a professional property profile package that includes statistics and property information. Equity Title offers a Property Profile in a 3-ring binder with a front slip cover. It is branded with the same look as our Seller Guide, Contract Guide and other info. Best of all, they are free! Resume - Make sure you have a resume that includes your background, strengths and helps to show what differentiates you from other agents.

Phoenix, Arizona home price gains lead the nation (again)

Arizona home prices are up 20 percent from a year ago.
Not so surprisingly, yet another national housing report -- this time from the Federal Housing Finance Agency -- has determined that home price gains this year in both metro Phoenix and Arizona have once again far outpaced the rest of the country.
The FHFA data released Tuesday shows Arizona landed the No. 1 spot for the biggest year-over-year increase -- about 20 percent -- in median sales prices in the third quarter. The District of Columbia trailed behind in second place with a 15.5 percent jump during the same period, followed by Idaho’s 9.5 percent rise, according to the report.
Arizona’s home price appreciation was also significantly greater than the national year-over-year average of 4.04 percent in the third quarter. However, the Grand Canyon State was still notably down -- by almost 37 percent -- from the boom times in 2007, the report said.
The FHFA report also ranked home price appreciation in the nation’s 25 largest metropolitan areas and Phoenix clenched the No. 1 spot there as well -- and by a long shot -- for both year-over-year and quarter-over-quarter gains.
The Valley’s 26 percent spike in median prices from the third quarter last year was way ahead of the Houston and Miami metro areas, which both saw gains of roughly 10 percent.
Phoenix’s 7.2 percent jump from just the second quarter of this year also far outpaced the second-place ranking of 3 percent in the Oakland, Calif. area, the report said.
While housing data from different research entities almost always has some degree of variation, the FHFA figures seem to be in line with some previous reports this summer from Zillow Inc. and CoreLogic. Both ranked Phoenix and Arizona as having the biggest upswing in home prices.
Andrew Leventis, principal economist at the FHFA, said in Tuesday’s report that home appreciation in the third quarter mirrored the springtime this year, which is traditionally the busiest in real estate, but said the housing recovery is still somewhat hampered.
“The past year has seen consistent price increases, but a number of factors continue to affect the recovery in home prices such as stagnant income growth, high unemployment levels, lingering uncertainty about the macro economy and the large number of homes in the foreclosure pipeline,” Leventis said.
His latter point -- foreclosure backlogs -- is less applicable to Arizona.
In fact, I wrote a story about that very topic on Monday based on a recent study by Arizona State University’s W.P. Carey School of Business, which determined Arizona’s less-restrictive mortgage laws have played a big part in the rapid recovery of its housing market this year.

Rising Phoenix home prices lead the nation

As the national housing market gradually trends upward this year, metro Phoenix and Arizona home values continue skyrocketing at the fastest rate in the nation, according to data released today by CoreLogic.
Home prices -- including foreclosures and short sales -- in the Phoenix, Mesa and Glendale markets jumped 14.7 percent in May compared with the same time last year, the CoreLogic report said. Excluding distressed properties, the Phoenix area experienced a 10 percent year-over-year increase in home values in May, the report said.

Mortgage rates fall to new record lows

WASHINGTON - Fixed U.S. mortgage rates fell again to new record lows, providing prospective buyers with even more incentive to brave a modestly recovering housing market.
Mortgage buyer Freddie Mac says the average on the 30-year loan dropped to 3.62 percent. That's down from 3.66 percent last week and the lowest since long-term mortgages began in the 1950s.

Builders bullish on local housing market

Metro Phoenix's housing-market recovery has spread to the new-home market. Building permits, new-home sales and prices have been climbing steadily this year. All are long-awaited positive signs for one of Arizona's biggest and most-important industries.
Last week, seven builders finalized deals to spend more than $50 million on home lots in the new Mesa community Eastmark, a project being developed by DMB Associates.

Valley home values soar 32 percent in past year

Valley home prices have skyrocketed by nearly one-third in the past year as a growing shortage of units for sale keeps boosting housing values.
Median sales prices were 32 percent higher in May compared with a year ago, according to the W.P. Carey School of Business at Arizona State University. Prices were up 9 percent since April, $147,000.
The recent trend of soaring prices is likely to end as summer settles in as people are less willing to move in 110-degree temperatures, said Mike Orr, a real estate expert at ASU.
