Part 3: Advice from Vanessa Montoya – Should You Flip a House?

In the final part of our series with Vanessa Montoya, she reflects on her experience and shares valuable advice for anyone considering their first flip.

Is Flipping for You? Flipping houses sounds exciting, but Vanessa is quick to remind people that it’s not all glamor.

“This really isn’t for everyone,” she says. “It’s way more work than I expected, and there’s a lot of problem-solving involved. My biggest takeaway? Communicate constantly with your GC and keep a close eye on the budget.”

The Finishing Touches: One lesson Vanessa learned the hard way was that sometimes, you can go overboard with the finishes. Scottsdale, being a high-end market, required a certain level of quality, but she felt they may have gone a bit too far, adding unnecessary costs.

“By the time I realized some of the finishes were over-budget, it was too late to scale back.”

Looking to the Future: Despite the challenges, Vanessa has no regrets. In fact, she’s already looking forward to her next project.

“Absolutely, I’d do it again. It was such a learning experience, and even though it took longer and cost more, we still made money. I’m ready for the next one!”

Vanessa’s journey is a perfect example of the highs and lows of flipping. If you’re ready to dive in, take her advice to heart: stay flexible, communicate often, and always be prepared for the unexpected.

Part 1: Jumping In – Vanessa Montoya’s First Flip Experience

Vanessa Montoya, one of our own, just wrapped up her very first real estate flip, and she’s got some exciting insights to share. We caught up with her to get the full scoop on what it was like to tackle her first big project.

The Start of Something New: Vanessa entered the project with a wholesaler’s deal in Scottsdale's sought-after 85257 area. The house, located off Thomas and Scottsdale Rd, presented a prime opportunity in an older but popular neighborhood. While she had the numbers down, Vanessa quickly realized she needed expertise for the construction side of things.

“I ended up meeting a father-son contractor team who were also looking at the property at the same time,” she explains. "They were veterans in the field, so we decided to partner up. It was their first flip too, which made it even more exciting."

Unexpected Challenges: Despite their enthusiasm, the flip didn’t go exactly as planned. Vanessa recalls how permits and city regulations delayed their progress, particularly when they discovered that the garage had once been a carport but was never officially permitted.

“We had to navigate a lot of red tape, and it took about a month and a half just to clear that up. What we thought would be a quick March/April turnaround didn’t hit the market until June.”
