You've got to be quicker than that!

The real estate market has been a tricky one lately, which has lead to creative ways to buy and sell properties. In this situation, we had the seller act as the bank. This seller will be collecting a whopping 7% interest with a balloon payment in 5 years. So what does that exactly mean?

In a conventional financed sale, the bank will provide the money for the buyer to close on a property and the buyer will repay the bank based on an agreed upon interest rate. In this situation, the buyer and seller agree upon terms (sales price, interest rate, amortization schedule, and when a balloon payment is due). The seller will receive the interest payments for a total of 5 years, as would the bank normally, the buyer will have to refinance the property into their name to repay the remaining balance. It's like owning rental property without the expenses of maintenance and vacancy.

Hogs for the Cause

Hogs for the Cause satisfies taste buds with barbecue, sauces and sides prepared every way imaginable and then some. The cook-off competition is fierce, with teams vying for bragging rights in categories that include whole hog, ribs, sauce and fan favorite.

Attendees can vote for their favorite dishes after sampling the savory food and then donating to that team. In addition to all the mouth watering barbeque, Hogs for the Cause includes music all weekend. Past events have featured local favorites like Sweet Crude, Tab Benoit, Little Freddie King, and King James & the Special Men.

The event was begun in 2008 by New Orleanians Rene Louapre and Becker Hall who sought to bring back the old Southern tradition of open-flame pig roasts. However, that same year. the creators met 4-year-old, Ben Sarrat Jr., who suffered from an incurable brain tumor. Ben and his family inspired the event’s founders to turn the event into a fundraiser for children with pediatric brain cancer and their families.

We’ve combined two of our favorite festivals into one! The Tremé Creole Gumbo and Congo Square Rhythms festivals sit on the outskirts of the French Quarter in Tremé, celebrating the neighborhood as a key proving ground in the birthplace of jazz! This year, we’re kicking the weekend off with John Boutte and family in concert at the George and Joyce Wein Jazz & Heritage Center on Friday, March 25th. Special guests include Tanya Boutte & Arséne DeLay. Tickets are $10, available here.

It was in Congo Square that enslaved African people gathered on Sunday afternoons to practice their ancestral traditions. Their legacy lives on in our Congo Square Rhythms Festival, a free event that celebrates the music, food, and dance of our forebears, creating an event that is fun for the whole family.

The Zulu Lundi Gras Festival on February 20th, 2023 is a fun-filled day allowing the people of New Orleans and our city visitors an up-close look at the Zulu Characters. The festival is free and open to the public.

This event is hosted by the members of the Zulu Social Aid & Pleasure Club and we welcome you to a fun and exciting day of food, music, arts, and crafts along the beautiful riverfront of New Orleans. With three stages, the line-up is star-studded each year. It continues until the arrival of the Zulu King and Queen aboard a Coast Guard Ship. From there, the royals will meet Rex and the Mayor of New Orleans.

The Algiers Mardi Gras Festival is a free, festive, family-friendly event held on the first Saturday in February. Get into the Mardi Gras spirit with a community parade, food, and lots of music. A community parade kicks off the event at 9 a.m. honoring this year's Grand Marshal. The parade will feature local Algiers schools marching bands, cultural groups, and dance groups. The parade starts at Lamarque Street and L.B. Landry Avenue, then turns right on Newton Street/General Meyers then a left into the Federal City Grounds.

The festival is from 10 a.m. to 6 p.m. and also includes a cookout competition between the students of University of Holy Cross Food Science Department and Delgado Community College Culinary students.

Semi-intelligent RE post: Good or Bad time to buy or sell real estate?

Buyers are getting hit from all different directions! Interest rates are at 7.5%, insurance is high, and sellers think their houses is worth too much! When all of these things are compiled, it makes buying a home nearly impossible. Your note could be almost 1k more than it would have been this time last year. Luckily, things are changing and rather quickly. There are more listings than ever on the MLS right now. What does this mean for you? Remember when you could buy a house and actually pick which one gave you the best feeling instead of which would actually accept your offer? NEITHER DO WE, just kidding, but really.

1st: With more listings on the market, it allows buyers to pick which is the best for them, as well as have time to process the actual purchase of the home. Sellers are having to compete to stand out to buyers and are having to give closing costs, sales price reductions, as well as credits for repairs.

2nd: Insurance can be worked around. If the sellers have a current flood policy, it can be grandfathered in, which means it can be assumed by the buyer at its current rate. It will still continue to rise according to Risk Rate 2.0 (roughly 18% per year), but it will at least prolong the higher rate. I have been seeing some insurance agents create policies that put your homeowners insurance with one company and your hurricane policy with another, which will drastically reduce your insurance prices.

3rd: Interest rates are high, but with sellers willing to help us, we have to take advantage of it. When it is negotiated for the seller to pay for closing costs (roughly 3% of the sales price), a better allocation of this money you would have spent would be to BUY DOWN THE INTEREST RATE. The return on investment is HUGE and I see my clients have a 20-30% return on their money. Putting 7500 down on the interest rate would reduce your monthly payment by 150-250 a month and you would have your money back in 3-4 years. I highly recommend this if possible.

Over the last 2-3 years, sellers have seen up to 40% increases on their home values. How many times have people told you, "you can just throw your house on the market for 50k overpriced and it'll sell" ? Those times are OVER and here is how you can stay relevant in today's market.

1st: Priced accordingly is a must. Most of our comparable sales are based on houses that sold when the interest rate was LOW. That is not applicable anymore. I recommend pricing a hair below comparable sales, which in return will reduce the amount of price reductions on file and will prevent a buyer's thought of "there's something wrong with this house if it hasn't sold".

2nd: We must be reasonable and take into consideration that the market is different. You are no longer the only house on the block for sale. You have to be open to paying a buyer's closing costs, reducing the price, and offering to fix repairs (i recommend offering $ instead of repairs because of the deal falls through it wasn't for nothing!) At the end of the day you may not see that 40% increase in your homes equity and may have to selling for 10-15% return on investment, which is still great!
