My teammate and I secured this ‘what we thought’ was an amazing deal for our 1st time investor client. Over 2100 sq ft home with garage that was dated, needed a roof replacement and had the electrical system upgraded recently (Savings 💲!) for under $400k! ARV (After repair value) in the low $500k. Now, our investor didn’t think an inspection was that important for a fixer upper , because heyyyy they were going to replace EVERYTHING. Welll folks Thank God for our knowledge and experience, we pushed to have that inspection and GUESS WHAT???…FOUNDATION ISSUES…drywall all over the house separating from the concrete foundation and huge hidden settlement cracks. For the deal to make sense, we did ask for $30k in seller concessions but of course the seller refused. We kindly suggested to our client MOVE ON!! Total repairs could reach over $100k which would exceed ARV resulting in our client to be in the hole and we are NOT having that!!
So the moral of the story is HIRE AN INSPECTOR and don’t be so hungry for the deal you ignore the red flags!! OH and get you an awesome Real Estate Agent on your team that will have your back. ON TO THE NEXT ONE!!
