I just read this interesting article in South Florida Agent. The article mentioned Miami ranked in the top six cities in the nation to buy vs. rent. You are probably thinking this is complete BS, but here me out…

According to the article, Miami is among 18 of the 50 largest U.S. cities where it’s better to buy a home than rent one.

How is this possible?

Miami’s price-to-rent ratio puts it at No. 6 among the 50 most-populous cities. The ratio compares the cost of buying a home to the cost of renting. A ratio of 15 or lower means it’s better to buy. A ratio 21 or higher means it’s better to rent. Surprisingly, Miami has a ratio of 13.

The price-to-rent ratio is calculated by dividing the median home price by the median annual rent. Miami’s average home value is $444,989 and the average monthly rent payment is $2,767. Using the price-to-rent ratio:

1st let’s calculate the annual rent $2,767 x 12 months = $33,204 annual rent.

Median home price $444,989 / median annual rent $33,204 = 13 which means buying in the city of Miami is a better option than renting.

Now, let’s look at what your mortgage payment would be. Using the median home price $444,989 on a 30-yr fixed rate at today’s interest rate 6.95% (on 05/22) = $2,946 monthly payment.

*Keep in mind, the mortgage payment includes the loan amount, loan term and interest rate. No other variables are included. Same goes for the monthly rent, it only includes rent and no other variables.

The difference between the mortgage payment $2,946 vs the monthly rent $2,767 = $179 per month, the amount it will cost you to own a home. Is paying $179 more per month worth owning a home?

Prior to me getting my license as a real estate agent, my background was and is still in property management. I have over 19yrs experience in the industry, and one of the major issues I’ve always had to address was the early termination fee and giving proper notice. I would say 9 times out of 10, residents seem to forgot giving notice to vacate is required. FYI - If you don’t give proper notice and your contract has an insufficient notice fee, in addition to paying the early termination fee of two months rent, you will be charged an insufficient notice fee equal to one months rent.

It is imperative to read your lease contract and have a full understanding of the policy and procedures. Remember, you are signing a legal contract that is binding. Ignorance is not bliss.
