Universal Studios is building their newest theme park, EPIC UNIVERSE. The park will be on a 750-acre plot of land just a few miles from the existing resort. Epic Universe will be the first park Universal has built since 1999. Universal Orlando employs 25,000 people and will hire an additional 14,000 workers. Epic Universe will infuse billions of dollars into Florida’s economy and create thousands of jobs during its development. Analysts are speculating that new rides could be based on Universal properties such as Minions, classic monsters, and even Nintendo. Universal execs have remained mum on the specifics. Tom Williams, CEO of Universal Parks and Resorts, called it “the most immersive and innovative theme park we have ever created.”

If you want to determine the future, look at the past.

Here’s a snapshot of federal interest rates over the past 4 decades. Historically, we’ve seen normal rates around 5-7%
The lowest rate ever recorded was in the year 2020. The highest was in 1985 at a whopping 18%

The federal reserve increases rates to control consumer spending and inflation.

So when asked if it’s still a great time to buy real estate; remember, rates are temporary.

Anchor's view of the current market transition is an optimistic one. The housing market we witnessed in 20' & 21' was not in the consumer's best interest. Homebuyers were waiving inspections, appraisals, overpaying and overall sacrificing and risking it all at the cost of winning an offer. These decisions could pose future issues in regards to equity, debt and property issues.

The Federal Reserve increases rates in order to control consumer spending; contrary to what most believe, the current interest rates are normal compared to historical data for the past decades.

While the interest rates are influencing certain homebuyers, the fact remains that Florida has seen a record-breaking increase in population and housing demand remains at an all-time-high. There is still a shortage of homes in Florida which is pushing rental markets to unrealistic prices.

The great news is, home builders understand this and new construction projects will continue to rise in order to meet demand.
