As a seller, you have the upper hand in our market right now. Major score. Whatever your asking price is, you’re likely to get offers that go above it.

But instead of just accepting the highest offer, you can negotiate even more in your favor. You can negotiate on things like
-the replacement of the air conditioner
-the home warranty
-the time to close
-and more

You can even ask the buyer to cover all of the closing costs and even your fees. Yeah, like I said, major score.

And buyers, don’t despair. Once the market shifts into the buyer’s hand (which will happen sooner than later….), you can negotiate and ask the seller to cover these things.

If you happen to be your own boss, here are three questions to ask yourself before your next home purchase:

Is your financial house in order? When you're self-employed, mortgage companies are going to need to see extra documentation, so be sure that your debt is paid down and your credit score is solid.

Have you reviewed your documentation with your accountant? If you're self-employed, you may need documentation from your CPA, before you apply, so be sure to give them a heads up before you start the application.

WHY IS IT SO HARD TO FIND A HOME TO BUY?

That's been the question on most home buyers' and sellers' minds for the past year. A few factors have contributed to the low supply and high demand for homes over the past year.

Here are the factors driving the current housing demand:

1. During Covid, many people were forced to stay at home. This influenced them to start looking for new homes with better amenities.

2. Usually, new construction helps supply meet demand in the housing market. But with the spike of demand post-Covid, new construction could not keep up. Supply chain issues hindering construction companies from receiving the materials needed to stay on schedule only added to this problem.

3. Due to the low mortgage rates, many homebuyers are purchasing their second home, so they are not generating new listings.

4. In highly competitive markets like this one, homeowners are hesitant to list their property before being under contract on their new home.

2) Create a list of needs and wants: It is intended that you’ll live in your home for years. Therefore, you want to opt for a place that encompasses features that you need and perhaps some that you want.

3) Do online research: Review the real estate market where you intend to move to see what houses are going for in that area. Remember to add in your needs and wants list from above to ensure you’re getting estimated sale prices on compatible properties.

4) Get pre-approved: This is very important because you will need to know how much of a home you can afford.

5) Work with a real estate agent

6) Get a home inspection: A complete home inspection done by a professional will provide you with insight as to what’s going on with the property. They will inspect every inch of the home and make you aware of red flags and improvements that need to be completed.
