Edina Realty March 2022 Market Insights are out! “Warmer weather kicks Minneapolis-St. Paul activity into high gear, but metrics lag behind year prior”

‘One of the main factors driving prices upward is a shortage of homes available for sale. At the end of March, just 5,004 homes were available, a slight upturn from February but still a 12.1% decrease from March 2021. The typical home spent 35 days on the market in March, down from 39 days in March 2021. Even in an active, seller-friendly market in 2020, homes were spending about two months on the market.’

Pricing remains high, with inventory low in the fast paced Twin Cities market. “That lack of inventory means that buyers are having to make competitive offers, and quickly. In February, the typical home spent 42 days, or six weeks, on the market. That’s up from last summer, when houses were selling in less than three weeks, but still down a handful of days from early 2021. Sellers continue to enjoy that pace of activity and adjust their expectations accordingly. In February, the median original list price rose to $375,000, up 10.3% from last year’s already-active winter market.”
