Attorney Matt Greenstein recently served as a panelist at an HOA Leadership Network, LLC event addressing the challenges many homeowner associations are facing to maintain insurance with the cost of HOA insurance dramatically increasing in Minnesota. This is an extremely important issue impacting many communities and it was great to see the event so well attended.
Today marks our 5 year anniversary, and the team at Greenstein Sellers could not be more proud of the work we've accomplished. Thank you to all who have been along with us on this journey, and we can't wait to see what comes next.

Yesterday Governor Walz signed into law legislation for the eviction moratorium "off ramp" which will allow residential evictions and lease terminations. This will go into effect today. Minnesota landlords can now terminate leases or elect not to renew leases for violations of lease terms, except for non-payment of rent.
Evictions for non-payment of rent will begin July 15. Prior to filing an eviction action for non-payment, written notice must be provided at least 15 days in advance.
The written notices must include language notifying tenants that (a) the moratorium has ended, (b) specifying the total amount of rent that is past due, and (c) directing tenants to the website created to assist tenants located at: https://www.renthelpmn.org/

Fannie Mae and Freddie Mac recently announced that they will offer multifamily owners mortgage forbearance on the condition the owner suspends all evictions for renters unable to pay rent due to COVID-19.
With the Minnesota Governor already suspending evictions in Minnesota, it is recommended multifamily borrowers immediately contact their servicers to find out how to qualify for this program as many of the details are not yet clear.

In case you have not heard, in response to the Governor's emergency declaration, the Supreme Court of Minnesota has issued an Order suspending all non-priority court cases from March 16, 2020 through March 30, 2020. As such, most civil actions, other than on-going jury trials, have been cancelled and will need to be rescheduled.
If you are interested in what is going on at the United States Supreme Court, it will be an interesting year.
Chemerinsky: It’s likely to be an amazing year in the Supreme Court No U.S. Supreme Court term in recent memory has had more potential blockbuster cases on the docket than this one. The court is likely to dominate the headlines in May, and especially June 2020, with rulings on almost every major controversial area of law.
