This begins with getting you the highest rent possible for your property .We have a very quick vacancy turnover rate through aggressive marketing and fast screening of interested applicants. We accept rent, not excuses. Evictions are filed as needed to ensure you always have a paying tenant in your property. We also have our own professional maintenance staff. Our long term relationship with these companies has been proven to keep cost lower and more money in your pocket. We are dedicated exclusively to Property Management and as your agent will serve as your eyes and ears to ensure your property operates efficiently and effectively. How we minimize headaches:

What do you do when… a tenant calls with an emergency in the middle of the night, rent is not being paid, tenants are not caring for or misusing your property, tenants call or email constantly with ‘non-issues’? With our vast knowledge of the Landlord-Tenant Laws, Court Documents and Courtroom Procedures we can address and correct any issues that may arise with your tenants. You may also wonder what method of advertising attracts the best applicants. How do you know which applicant is right for your property? What should the lease convey to protect and preserve your property? We handle all this for you leaving you with more free time for other endeavors while ensuring you have the most qualified tenants possible. *Aggressive marketing for vacant properties: - using our website, Craigslist, Trulia, Zillow, and other websites / listing services.
*Screening perspective tenants: -Credit, criminal, and background checks are used
- Current and previous landlords are contacted to check previous rental history
- Employment must be verified *Lease contract preparation for all rental properties: -you are advised on each applicant and have the right to approve the applicant you feel is best -Our standard lease requires your tenant to abide by all rules and regulations, we will enforce those rules and to keep your property up to par with the neighborhood standards and thus help you avoid fines. -a copy of the lease and all signed documents are sent to you for your files
*Collecting monthly rents and security deposits -we hold the security deposits in an account for you that comply with NC statutes -rent is due on the 1st day of each month -evictions, if necessary, are filed on the 11th day of the month or the first business day thereafter
*Inspecting properties when tenants move in or out -properties are inspected, photographed and documented prior to new tenant placement -when tenants move out a walk through inspection is performed and a detailed accounting of damages, if any, is recorded for security deposit deductions and disperse security deposits as required by law
*Preparing monthly/ annual statements - Monthly statements including copies of paid invoices and year-end statements are provided to help keep your finances organized.
*Rental Property Maintenance Services -We have our own staff of maintenance professionals who work with us at very competitive rates, which will help keep more money in your pocket. Or you can choose your own. -Correspondence and discussions between you and your tenant are handled by us, on your behalf, saving you time. -We can handle the coordination of any needed contractors - We will address and follow up on maintenance requests in a timely manner whether received via phone, email or our after-hours emergency pager - We do not make a profit off of any vendor charges
Our Fees
Our motto here at Reliable is, ‘We don’t make money until you do!’ As opposed to most of our competitors, our pay is based on a simple percentage of rent collected. All clients and their needs are unique, which means every contract with us is negotiated to suit you. The average rates with us are between 8%- 10%. There is a one-time new client set up fee of $150.00 which includes a ‘Change of Management’ notice to all your current tenants, pre-inspection of all your properties, pictures and immediate advertisement of any vacant properties you may have. Other companies skip this fee but are full of other hidden fees such as new tenant placement fees, lease renewal fees, vacant property management fees, fees to represent you in court and, in some cases, a set monthly fee for each property even if no rent has been collected!
