Ever wonder why some negotiations crash and burn? It’s often the little words we think are harmless. Here’s a crash course to keep your negotiation game strong and snarky:
1. "I'm Sorry" - Waving the white flag too early. Stand firm instead of showing early defeat.
2. "But" - Dream killer. Replace with “and” or “however” to merge reality with aspirations smoothly.
3. "Can’t" - Smells like defeat. Focus on what can be done.
4. "I Don't Know" - Shows unpreparedness. Even if true, pivot to “Let me find out” to maintain confidence.
5. "Hope" - Wishy-washy. Promise solid action, not hopeful outcomes.
6. "If" - Uncertainty’s best friend. Use “when” for confidence.
7. "No, Not" - Negative Nancy. Offer alternatives, not dead ends.
8. "Should" - Sounds preachy. Explore options, not obligations.
9. "Try" - Commitment-phobic. Say what you will do, not what you'll try to do.
Ditch these phrases to become the negotiation ninja you were meant to be. Remember, it's about confidence, preparedness, and always pushing forward.

I'd like to share more about me with my new followers and friends.
I was born and raised in West Virginia, where I attended The College of Business and Economics at West Virginia University in Morgantown. I met my beautiful wife Lydia in 2009 while we both worked at Enterprise Rent A Car. We realized we were perfect for each other and got married on 10/2/10.
I began my career in the mortgage industry in 2013 in Morgantown with First United Bank and Trust, and have since helped hundreds purchase their dream homes and named by Mortgage Executive Magazine as a Top 1% Mortgage Originators in the County.
I moved to Myrtle Beach, SC in the summer of 2016, and found my home here at Neighborhood Loans in 2022.
Outside of the office, I enjoy spending time with my family – my amazing wife Lydia, my son Rex (8) and twin boys, Creed and Cruz (5). I love the beach and all this wonderful area has to offer.

From the City of Myrtle Beach:
Is your Myrtle Beach property eligible for short-term rentals? With the popularity of online vacation rentals, some people are thinking about renting out an existing home or purchasing a new one for that purpose. Check the zoning map first! Unless it is zoned for short-term rentals (less than 90 days), you cannot do it. If the zoning does allow for short-term rental use, a business license is required.
Most Myrtle Beach residential neighborhoods are NOT zoned for short-term rentals. Violations are misdemeanors, subject to fines of up to $500 and/or 30 days per occurrence, upon conviction. City-wide, only 24 houses in traditional residential zones are grandfathered for short-term rentals. They were consistently used for that purpose decades ago, prior to the existing zoning.
The areas shaded in pink on the zoning map below are the only zones that allow short-term rentals in the city. If the property isn’t already in a zone that allows short-term rentals, then it cannot be converted to or approved for that use. Zoning districts that begin with R do not allow short-term rentals, with the exception of the RMV (Residential Multifamily Visitor) Zone.
Again, “short-term” is anything less than 90 days, according to both city and state law. For questions about a specific property, call 843-918-1050.
