✨ Market Update: Shifting Gears in Real Estate ✨
The market’s definitely cooling down, and the numbers paint a clear picture. Inventory has doubled since August, jumping from 2,618 units to a whopping 4,639 in January. No wonder selling feels like an uphill battle – you’re facing significantly more competition!
Homes are also staying on the market longer. We haven’t seen this high an average since March 2021, where properties sat for over 60 days. Remember the crazy bidding wars of 2021-2022? Back then, our inventory was so low, it would’ve taken less than a month to sell everything if no new listings came in!
Fast forward to today, and we’ve swung in the opposite direction. We now have over 6 months’ worth of inventory. This shift means buyers hold more leverage. Gone are the days of intense bidding wars; now, buyers can negotiate on price, closing costs, and even repairs.
✨Adapting to the Market✨
As an agent, I’ve seen firsthand how crucial it is to adjust strategies with the changing market. The days of sky-high expectations and bidding frenzy are over. Sellers who cling to that mindset risk their properties lingering on the market.
On the flip side, buyers have an opportunity! Don’t be afraid to make offers. I’ve recently seen homes go for 15-20% below asking price due to motivated sellers. So, do your research, make informed decisions, and strike while the iron’s hot!

2. Make a Budget with your Lender. And local lenders are even better because they and their appraisers are familiar with our market! Plus, they're so much easier to get ahold of (they love crunching numbers and getting back to you immediately!) Creating a budget with a lender you trust will help keep you from getting in over your head with a house payment.

3. Learn about your Local Market. What's selling? What's not? What's happening in the neighborhood you want to buy in? I don't just help my clients buy homes today...I want to help them sell their homes in the future! It's important to me to guide them and help them make wise investments!
