Want to know 3 things no one tells you about buying a home?

👉🏻 If you like (or need) things like furniture, decor, appliances, or other items in a house, you can ask the sellers for it! They don’t have to say yes, but the option is there to build it in to your offer or negotiate it after your offer is accepted.

👉🏻 Even if you don’t have kids, or plan to for a while, consider school districts when you buy. It’ll give you a big leg up when you sell down the road!

👉🏻 After the primary home inspection, you can have a specialist (like a plumber, electrician, general contractor, etc) come through to do a deeper look into any potential issues and give you a quote so you know how much to expect for repairs (or bring to the seller to negotiate!).

I’ve said it before and I’ll say it again, but I seriously get to work with the best people 😭 The Blancos were so fun to work with! They came to me from one of my past clients (the best feeling ever) after renting for years while building their business. I talked about their story more the other day, but they wanted a home to raise their family in and after we initially had 3 offers declined they were starting to think of waiting to buy again. We prayed about it and literally the next day, a home in the exact location they wanted popped up in their budget! We beat out a few other offers, and now they’re officially homeowners!

God was working hard on this one for us! It just goes to show that buying is possible, even in this competitive market!

My sweater says it all ✨

Finally made it in to yesterday! If you’re in the area it’s definitely a hidden gem - renovated it from an old general store from the 1800s and left a lot of original features from the original building.

Half of the store sells the cutest home goods and apparel (obviously had to get this hat for Jace) and you can get fresh hand pies made right there! We got Nutella and strawberry and caramel apple, but they also have savory pies we’re for sure trying next time 🙌🏻 (And they also serve square ice cream!)

Oh and also - can we just talk about how it looks like Chip and Joanna literally just walked out of this place? In modern farmhouse heaven over here 🙏🏻

This was such a fun stop on our little family day yesterday! If you haven’t been yet, definitely add it to your list!
