There, I said it. Some agents are getting paid a hefty percentage and they're doing the BARE MINIMUM for their clients. Maybe the transaction gets closed, but more and more clients are left feeling like they were taken advantage of and the amount of money they paid their agent actually makes them feel sick. ๐คข
I see this all the time and I think (in my early 2000's infomercial voice), "there's gotta be a better way!" ๐ค
The bare minimum is something nearly anyone can do with a quick google search. This is why I go the extra mile (and sometimes ten) for my clients. Because I'm more than a "sign here" agent...I'm an agent who understands the ins and outs of each contract, recognizes red flags in transactions, I'm a queen negotiator, and so much more. ๐ธ๐ผ๐ซฑ๐ผโ๐ซฒ๐ฝ
Every transaction is different. Every client is different. Which is why I strive for each of my clients to experience The Modern Agent Difference (see last page)
The truth is, I work really hard for each of my clients to make the whole process as light and seamless as possible and I do things for them that Google can't do.

SeptemBER - Fall starts, pumpkin takes over everything, football commences, sweaters come out, chili gets made, there's so much to love about September.
Then we have OctoBER (Halloween, Fall movies, more pumpkins), NovemBER (Thanksgiving, hunting season, Black Friday, holiday shopping), and finally DecemBER (Ho Ho HOLIDAYS)!
ANYWAYS - Back to my reason for today's post, your first BER month homeowner checklist. Time for a fall refresh!
๐ Clean the gutters
๐ณ Give Summer lawn tools a good tune up
๐ข Change the oil in the lawnmower
๐ง Service your HVAC system (there isn't a good emoji for this, sorry)!
๐ฉโ๐ Inspect fire extinguisher
๐งน Sweep the garage and wipe dirt from garage door tracks
๐ Inspect the chimney for loose flashing or missing mortar
โ Split firewood to a size that will fit in your fireplace
๐ Stack wood away from the house to prevent bugs
๐ฆ Make sure windows are sealed tight
๐ป Plant mums or sunflowers in pots by the front porch
๐ Stock up on your favorite fall candle scents

I put together a little overview of buying and selling at the same time (Want more than a quick summary? Keep reading!)
It's no secret that buying and selling at the same time can be stressful, but it doesn't mean it's impossible!
There are a few key questions you need to ask yourself (and your lender!) so you can gain clarity and put a plan in motion!
First, do you really HAVE to sell before you buy? Sure, it may be the most comfortable option, but it's always worth drafting the pro's and con's of possibly carrying two mortgages for a while.
Talk to your lender about this...lender's aren't all facts and numbers. Good lenders try to get creative to find solutions for you!
Don't need to sell before you buy? Great! You'll want to meet with your agent and begin your home search!
Have to sell before you buy? Don't sweat it! I help clients do this all the time!
Your options are 1) to start house hunting AFTER you close on your home and live somewhere temporarily in the meantime. Lots of clients either find a month-to-month rental or live with family for a bit. Or you could 2) List your home and start house hunting, making any offers contingent on the sale of your home!
Lots of sellers are ok with this if they know you're serious about moving, your house is already listed (and has been prepped for sale!), and/or is already pending!
Navigating a double move can feel like a tricky riddle to solve, but if everyone stays patient and flexible, it can be done.

But first, pre-approval! Connect with a lender who will look at your debt, income, and credit score and determine how much you'll need to put down and what your budget is. It's a quick process, but these numbers are vital for your home-buying journey.
Next, let's talk money! Here are the key figures you should think about:
๐ต Down Payment: Forget the old 20% rule! In this market, it's not uncommon to buy with just 3.5% down. Early conversations with your lender are key!
๐ Home Inspection: Budget around $400-500 for peace of mind.
๐ฐ Earnest Money: Set aside 1-3% of the purchase price. Your agent will guide you on the exact amount!
๐ Appraisal: Plan for approximately $500.
๐ต Closing Costs: These vary, but some of the items mentioned above are part of it. Your lender will give you a clearer picture.
๐ก Taxes & Homeowner's Insurance: Smooth out those payments by rolling them into your monthly installments.
Pro tip: Don't max out your budget! I encourage buyers to look slightly under their max amount. Your home should empower the life you want, not leave you stretched too thin. Balance is key!

We all know what kind of red flags to watch for when hiring someone, but what about signs you've picked the right person?
Here are 5 Modern Agent Green Flags just for you:
1. Clear communicator. You have the right agent for you when they give you thorough answers to your questions. You also want an agent that tells you the best way to contact them and when they typically respond to messages.
2. They are knowledgeable about their local market. They know beyond what's sold recently and what home prices are. A great agent also has relationships with local lenders and other agents. They're familiar with upcoming neighborhoods and businesses. They also spend time serving local organizations. Again, the key here is they value relationships in their community.
3. Great agents leverage social media to promote your listing. They also create relationships (there's that word again!) with other agents who may be listing what you're looking for in a home.
4. They have a good reputation in town. And not just with past clients, but with other agents, too. You want the kind of agent other agents get excited to work with.
5. You feel like you know them before you even begin working with them. Take the time to get to know them both online and in person. This will make it easier for you to ask questions and receive feedback, especially if you find it difficult to work with someone you don't know well.

In the spirit of summer, let's think about styling a room like a designer just like we would create an amazing banana split. ๐
First, declutter. Just like the first step to making a banana split is to start with a clean boat dish, when designing a room, it's best to start with a clean slate. Declutter as much as possible, letting go of obvious clutter and making a pile of things we aren't sure about that we can reassess later.
Then, it's the most important part of the banana split: the banana! Start with the one thing you love most that just makes the room a room you love. This is typically a larger piece of furniture or a rug, maybe a large art canvas you're obsessed with. It doesn't have to be the largest item in the room, it just has to be the non-negotiable you love the most.
Then, think about your toppings...ice cream, whipped cream, nuts...what elements you need to add to compliment that non-negotiable piece and the style youโre going for? You can create a mood board on an app like Canva...the free version is great, or you can pay $12.99 a month and remove the backgrounds of items, but this will help you see what things will look like together!
Lastly, choose a paint color. This is like the cherry on top. ๐ Most people get this backwards but the color of the room should just compliment the beauty of the room!
I love this quote by Barry Dixon, "A room should start a conversation before people actually start exchanging words." And that's exactly what designing a space in the right order does.
