It would start with talking with your agent.
I'm a BIG fan of introducing elephants in the room so I want to address the fact that yes, you can choose *not* to have agent representation. But just like a good judge would advise a defendant to have an attorney represent them, I would advise you have an agent represent you.
Googling your way through a transaction will likely cost you more than it could save you, especially when you consider how little the average seller knows about contingencies, negotiations, and any legal loopholes you could run into.

But then I spent about 10 minutes scrolling Instagram and I was bombarded with messages that I should be making more money, have a bigger house, host fancier parties, have healthier routines, and on and on.
A lot of these things can strike a nerve with me, but as a real estate agent, I get particularly fired up when I see videos that make us feel like we need "more," "bigger," "better," and "Instagram-worthy" homes.
Hear me loud and clear: I love a big beautiful home as much as the next person, but we cannot buy the lie that homes are the square footage or finishes we choose.
Homes are so much more.

But also...only YOU can decide what you should do in this market. You have to weigh the pros and cons of each choice.
And while sometimes it's best to wait to buy or sell, other times it's good to ask yourself, "What if?"
Like...what if you decided *now* was the time? What if you didn’t wait for interest rates to go down or for spring (like every other buyer out there!)?
Maybe...just maybe...
+ You wouldn't have to compete with other offers. Springtime and lower interest rates always mean one thing: more buyers. And when there are more buyers, there's much more competition (aka bidding wars and higher home prices!)
+ You could offer less than asking price. You could actually have a little negotiating power in your offer by buying now when less buyers are in the market!
+ You could host your family for the holidays next year. No more cramming everyone into Aunt Cheryl's 1200 sqft ranch. (Not that you don't appreciate that!) But wouldn't it be nice to have a little more space for the kids to play and the adults to chat and play cards? PLUS you wouldn't have to make the drive to anyone's house on Christmas morning!
+ You could sell and finally put that chunk of equity in your bank account! You could put a portion of it down on a smaller place to live (temporarily?) and use the remaining equity to pay off your debt, invest in education or your business, etc
+ You could *finally* have a home office and have the space to grow the business you've been dreaming of.
+ You could stop sharing your bathroom with your kids and have a peaceful place to get ready and start your day each morning. No one would get into your makeup or use your hair brush to brush their Barbie's hair (just my kids?)

The real estate market has done a lot of crazy things over the last few years, but one thing has stayed consistent: home prices are on the rise.
Now, in 2022, home prices were increasing at a rapid, unsustainable rate. But in 2023, those rates leveled out and now home prices are increasing at a historically normal rate of about 3.3% (according to NAR).
And as we enter 2024, we're seeing that there are still more buyers than homes available to buy, which means home prices will continue to increase (experts at NAR predict by another 1.5%)
“While rising interest rates have reduced affordability—and therefore demand—they have also reduced supply through the mortgage rate lock-in effect. Overall, it appears the reduction in supply has outweighed the decrease in demand, thus house prices have started to increase . . .” - Freddie Mac
So what does this mean for you as a seller? It means if you've thought about selling your home, now may be the best time!
Of course, you'll need a place to live after you sell, so you'll need a plan in place! The best place to start to make a decision and come up with a plan? Message us! We can grab coffee and spend 30-45 minutes talking about what would work best for you!
Bottom line: home prices are still increasing, just at a slower, more sustainable pace, so listing your home NOW vs LATER could be in your best interest.
