Got to love the internet. 😀☀️ Come Play in our Shark Free River. wwwVacationsBySeidelProperties.com

TUBERS, BE AWARE:
Despite recent social media posts warning tubers about a shark being caught in “the Guadalupe River,” there have been no reports of sharks in the relatively shallow fresh water of the Guadalupe River in New Braunfels.

The Guadalupe River is actually about 230 miles long, stretching from Kerr County to the Gulf of Mexico and there are 6 hydroelectric dams along the river between New Braunfels and the coast.

Although it is “technically” possible for bull sharks to swim in fresh water, there are very likely no sharks in the rivers in New Braunfels…probably…

Public Announcement from one of our tenants.

Just in case you’ve been living under a rock the last 10 days and haven’t heard, we got some COLD air coming early Sunday morning.

Temps will rival those we had in February three years ago and Dec of 2022, but acording to the “experts” it won’t last as long (not a week but could be 50/60 hours below freezing) and no major precipitation with it this time.

Alot of the damage we saw with the last two freeze events were directly related to the loss of power. Again, the “experts” say that won’t be a problem this time. Trust ERCOT or not, nobody really knows.

Take the needed precautions tomorrow or Saturday morning at the latest.
Don’t rely on the experts, they can’t tell you accurately when it’s going to rain.

1. Wrap exposed outside pipes and faucets. Freeze Misers are a great option for exterior faucets.

2. Heater in pump / well house

3. Be sure freeze mode is set to ON in the pool / spa control panel

4. Drain your RV and make sure your outboard boat motor is trimmed all the way down to not hold any water (inboards need special winterization)

5. Check the level in your LPG tank. Don’t wanna run out of gas at 10 deg.

6. Drip an interior faucet overnight, both hot and cold side, stream the size of a #2 pencil is my rule of thumb.
Moving water won’t freeze up.
Open the cabinet doors with plumbing located on an exterior wall so warm
Air can get inside there.

7. Turn off irrigation system. Be sure any Backflow devices are well insulated.

8. Know the location, and verify the operation of the main water shutoff feeding the house just in case you need to turn it off in a burst pipe emergency.

9. Top off the gas tank in the car just in case you need to run to
Whataburger!

All joking aside, this should be routine stuff by now. We have two weeks of winter once a year.

If by chance something goes wrong we will be here should you need us, pending passable road conditions.

Remember, we can’t find a frozen pipe and unthaw it. When it stops flowing it’s done till it warms up.
Once the temps come back and water starts flowing we can repair a leak but not until it thaws out.

Make some soup, hit Bockbuster tomorrow to load up on some movies and enjoy our winter before it’s 129 deg again in a few months.

The first fire station in New Braunfels was built in 1918 and was actually used as Fire Station No. 1 until 1987! These days, it's the New Braunfels Fire Museum and houses artifacts like early fire trucks, equipment, and even the buckets used by the bucket brigade.
