😳Home Insurance Costs Soaring for Landlords
Single-family rental (SFR) investors are feeling a mix of optimism and caution about the coming year, according to a new survey by LendingOne and ResiClub. While many landlords plan to buy more properties and increase rents, they're also expecting a slower pace of growth in both home prices and rental rates.
One of the biggest challenges for landlords? Skyrocketing home insurance costs. A whopping 50% of those surveyed said their insurance bills were the biggest expense increase over the past year.
Other key findings include:
Buying and Selling: More than half of investors plan to purchase new properties, while nearly 40% expect to sell at least one.
Rent Increases: The majority of landlords anticipate raising rents, but most expect increases of less than 4%.
Market Outlook: While most believe home prices will rise, they predict only a modest increase. Additionally, investors are betting on interest rates to drop, but not dramatically.
LendingOne CEO Matthew Neisser says these results align with what the industry has been seeing. While there's still room for growth in the SFR market, rising costs and economic uncertainty are creating a more cautious environment.

The New Braunfels, Canyon Lake, San Marcos, Greater San Antonio, and Austin real estate market has been a rollercoaster indeed! Let’s break down the twists and turns.

Summer typically brings a price hike as reliable as your annual property tax bill. But this year’s market is a different story. Remember those rock-bottom mortgage rates from 2021? They're a distant memory, and current rates are making homeownership feel like trying to balance a budget on a Kardashian lifestyle.

While home prices are still on the rise, the pace has slowed. It's like sprinting a marathon – we're still moving forward, but at a more sustainable pace. Inventory is absolutely exploding, giving buyers more options than during the frenzy of the past few years.

That said, the market still leans in favor of sellers. It's not a total buyer's market yet, but it's definitely less of a seller's playground.

The bottom line? The market is cooling off from its fever pitch, y’all. Prices are still climbing at a national level, but at a more reasonable rate. Inventory is exploding, giving buyers a better shot at finding their dream home. It's a shift towards a more balanced market, which is good news for both buyers and sellers!! About time right?!

Owning a home is like having a needy child that constantly throws tantrums... except the tantrums involve leaky roofs and exploding water heaters. To top it off, lurking in the shadows of your domestic bliss are home improvement scammers, ready to pounce on your wallet like a raccoon on an unguarded trash can.

These guys are so bad, they make telemarketers sound like Shakespearean sonneteers. Here's how to avoid becoming the star of their next "hilarious homeowner gets ripped off" scam video:

"Free Inspection?" More Like "Free Farewell to Your Valuables!"

Let's be honest, if someone randomly offers to examine your roof for free, they're probably less interested in shingles and more interested in your silverware collection.

"Hey Neighbor, I Noticed Your SellingYour House I Can Help You Replace That Rotten Siding!"

Don't trust unsolicited advice from a stranger on your doorstep. They could be pointing out a non-existent crack in your foundation just to sell you snake oil (or worse, actual snakes... don't ask).

"Leftover Supplies? More Like Leftover Lies!"

Legitimate contractors are too busy fixing actual problems, not inventing them to use up "leftover" magic roof sealant. If someone's offering a suspiciously cheap fix because of "extra tiles," politely decline and suggest they use them to re-tile their own fib factory.

"Contracts? Who Needs Those? Trust Me, Bro!"

A contractor who avoids contracts is like a skydiving instructor who forgets the parachutes. Run! A good contract protects you from shady shenanigans.

"Cash Only? Sounds Sketchy..." Because It Is!

While some contractors prefer cash, if someone refuses all other forms of payment, that's a red flag bigger than a matador's cape. They might be working off the grid... because they're on the run from the authorities.

"Storm Damage? More Like Opportunity Knocks (and Steals Your Money)"

After a storm, unsolicited repair offers are about as welcome as a surprise root canal. Do your research and find a reputable company before letting anyone near your weather-beaten walls.

"Credentials? I Believe in the Power of Positive Vibes!"

Every good contractor should be licensed and insured. This protects you and your home in case things go south (literally, if it's a roof repair). If someone claims they can't afford credentials, maybe they can't afford to be fixing your house.

By following these tips, you can avoid becoming the next home improvement horror story. Remember, a little vigilance can save you a lot of heartache (and a potential starring role in a truly awful scam video).

Since September 2015, there's a database that can help you check if an entity trying to take your land by eminent domain actually has the LEGAL RIGHT to do so!

Here's the key info:

Search the Texas Eminent Domain Database: This free tool lets you see if an entity claiming eminent domain authority is legit.
What it tells you: The database shows:
Does the entity have the legal power to take your land?
What kind of projects can they use eminent domain for?
Have they used it recently?
Why it matters: Knowing this info can help you negotiate a fair deal or fight back if they don't have the right to take your land.
