Ma*****na Dispensary Store Next Door to Homeless Shelter

Dear Neighbor,
As if Broadway doesn’t have enough problems, the New York State Cannabis Control Board has approved a provisional license for a ma*****na dispensary store, Erudito Herbals LLC, located at 6677 Broadway. This location is right next door to the homeless shelter for 140 men scheduled to open at 6661 Broadway in 2025.

As was discussed at the CB 8 September Public Safety committee meeting, the applicant will initially use the space to store and ship ma*****na product while a legal injunction is in place that prevents new dispensaries from opening in New York.

Once that injunction is lifted the store will transition to a retail store.

At some point in this process, the applicant will submit an application to Bronx Community Board 8 and attend a public meeting of the Board’s Public Safety committee, where there may be a vote. The role of the community board is advisory. No meeting date has been set.

LOCATION, LOCATION, LOCATION

We all know that recreational ma*****na has been legalized in New York since 2021. Illegal shops have sprouted like weeds, (and should be shut down).

But should the state’s first ma*****na dispensary in Community Board 8 be located across from Van Cortlandt Park where children play and next door to a men’s homeless shelter?

Whatever your opinion, it is important to share your comments with our elected officials and Community Board 8.

Attention All, for anyone who can make it, Assemblyman Jeff Dinowitz and Councilman Eric Dinowitz are holding a press conference in opposition to the 130 men congregate shelter plan on:

Date: Tuesday, July 12
Time: 10:00 am
Place: 6661 Broadway and 262nd Street

A joint letter from them is going to the Department of Investigation, DHS, and other officials regarding new information because we all have questions about whether these new developments below pass the smell test.

Fact: We have learned that on May 31st 2022, 6661 BROADWAY INVESTORS LLC was incorporated in NYS as a DOMESTIC LIMITED LIABILITY COMPANY.

Fact: The CEO of 6661 BROADWAY INVESTORS name is listed as Mark Gold.
You may recall that the builder that AAPCI, the shelter provider, was working with was Court Square Real Estate Partners, and the same Mark Gold is also principal in that firm.

Fact: We know that the contract between AAPCI and DHS has not moved to the Comptroller’s office for approval or disapproval.

Fact: Obviously 6661 BROADWAY INVESTORS LLC is how whatever is being built will be financed and constructed.

Fact: The sale is going through. The merchants have been told that they must vacate by December 31 because the building will be demolished.

We do not understand if and how this change in financial structure is connected to AAPCI, the role of DHS, or if the publicly presented plan’s financials can be altered in this way.

Rep. Jamaal Bowman and state Sen. Alessandra Biaggi are just that: representatives. Their job is not to “school” their constituents on moral obligation, social contract, or the talking points of the progressive wing of the Democratic Party. Or to invent some vague concept of our community’s values.

Their job is to represent our constituents. Right now, some of their constituents are legitimately concerned about the effects of the city’s plan for a homeless shelter in North Riverdale. I urge them to listen to and accept their constituents, and to produce the “facts” in their claims for a dearth of ill effects of homeless shelters on their respective locations.

Many people have shown up to the Mayor's Office of Contracting Services public hearing this past Tuesday to testify and express their concerns about the proposed plan to open a 130 Single Men's Homeless Shelter on 262nd Street and Broadway.
Since the contract is still in review, we have a limited amount of time to act and make sure that our voices are heard! Please make an effort to send your testimony and concern to MOCS, DHS, and the Comptroller's office, urging that this contract not be registered.

As residents of this community and NYC, we must ask, Why is the city and the DSS trying to approve multiple shelters all at the same time, 41 days before our new mayor will take office on Jan. 1

Unfortunately, we are not the only community that needs to fight this. See below news coverage about what's happening in Sunset Park, Brooklyn, and how they fighting it.

Nothing, not one thing, can be built on Broadway north of Mosholu Avenue until the sewer infrastructure on Broadway — from the Caryl Avenue city line with Yonkers, all the way down the hill to Mosholu — is brought into the 21st century.

I recently gave testimony to Community Board 8’s land use committee describing the explosive sewer overflow problems experienced by all the apartment buildings at the bottom of the Broadway hill, from West 260th Street south to Mosholu, whenever there is a torrential downpour.

The city will be paying nearly $200 million to the operator of this shelter which will be making about $160 a night per homeless person that will be coming to the transitional shelter! Yes, Transitional meaning that every time a person check in they get paid.

A room in the Millennium Hilton Hotel in NYC for a night is $163, but those homeless people will not get a room of their own! They will be sharing a room with 8 other homeless people each night. Multiple this by 130 people by 365 nights a year, the operator https://www.aapci.org/ will be getting more than $6 Million Dollar a year on a 34 year contract.
This is a plan that designed to make the AAPCI.org CEO Matthew Okebiyi who makes nearly about $500,000 a year, more money, sponsored by NYC tax payers and keep the homeless people or as he call them (His CLIENTS) in the system- They use Homeless people as a commodity for nightly transactions!

The only one that benefiting from the plan is the African American Planning Commission, Inc. who will be making nearly $200 million from this proposed plan.

Each night that a homeless person (or as they call them their CLIENTS), will check-in to the transitional shelter, African American Planning Commission, Inc. will get about $160 a night per homeless person. - That homeless person will not get a room of their own, they will share that room 8 people in a room!.

As a long standing resident of this community, a doctor and consumer advocate, I am truly shocked that both Senator Biaggi and Congressman Bowman both support this proposed homeless shelter at 6661 Broadway for 130 single men. This is both a safety concern for the community as well as for the proposed 130 single homeless men.

Having at least 6 homeless men in one room, 130 in the proposed building is truly “warehousing” these vulnerable human beings. Prisons have more sq. footage per person plus COs to oversee their population. Small group homes like Children’s Village would be truly helpful, that is, if help is the goal and not $$$$. If a fight should arise or multiple fights, who will intervene with 130 men packed together?

If a person has a psychiatric problem this is not the proper venue unless warehousing” is the inhumane goal. If a person is a drug addict or trying to recover - drug rehabs should be created instead of “dumping” people that are entitled to real help. If a person is a child molester OMG, will you condone such close proximity to so many children? Senator and Congressman, look at the Yonkers “Sharing Community” and please shadow some real people living in such a homeless shelter for a full 24-48 hours. I doubt you will or can. Such shelters allow people in at 9 pm and out by 6 AM. What will be done for these 130 men during the entire day? In Yonkers/Getty Sq., the homeless wander or go to the Yonkers Public Library during the day to read newspapers and sleep, waiting for time to pass. Tell me, what are the productive plans for these people needing intensive “help” for their serious issues in lieu of “warehousing”?

Let’s not forget that during covid, many small business were forced to close. This proposal will be evicting FOUR stores including a Chines restaurant that has been at this location for over 20 years. Shame. By wrongfully evicting these legitimate small businesses, will you not be adding to more potential homeless especially during covid times?

In summary, this proposed homeless shelter must not come to fruition. An environment set up like Children’s Village would actually help those who need and deserve “real help”. As a doctor and consumer advocate, I am truly shocked that both Senator Biaggi and Congressman Bowman support this proposed warehousing of human beings. I request their personal presence at the zoom meetings we are having as well as in-person meetings with groups of residents who live in and around the proposed site. I look forward to our direct communication where true and honest details will be disclosed followed by back and forth communication of “facts”. Thank you.

Belltown was once the highest priced area of downtown SEA and within two years it became the area that NOBODY went to after dark then shortly not at all. Businesses closed, passed-out bodies and needles everywhere, 24-hour panhandling and hundreds of assaults. Look it up. The stats don't lie. Property owners and business owners had better get real and real quick.
