The market during this period was characterized by smaller trades than is typical, though these homes still sold for a respectable $1,303-per-square-foot on average, a $216-per-square-foot increase from last period’s figure. Given that the average contract signed this week was for a whopping $7,309,667, there is reason to believe that the market will improve over the coming weeks.

In addition to 12 East 63rd Street, another twenty-six townhouses sold between January 22nd and February 4th in Manhattan and Brooklyn while eighteen townhouses entered contract. This period’s deals were larger on average ($7,196,704 vs. $7,009,333) than those executed over the prior two weeks, even as sales volume increased from from eighteen to twenty-seven. These properties also traded for significantly more on a mean dollar-per-square-foot basis ($1,596/sqft vs. $1,082 sqft) than their early-January counterparts: a terrific sign for the market. 2022 is certainly off to a great start!
