17 townhouses sold while 21 townhouses entered contract between February 19th and March 4th in Manhattan and our areas of Brooklyn. The market during this period was characterized by smaller trades than is typical, though these homes still sold for a respectable $1,303-per-square-foot on average, a $216-per-square-foot increase from last period’s figure. Given that the average contract signed this week was for a whopping $7,309,667, there is reason to believe that the market will improve over the coming weeks.

In addition to 12 East 63rd Street, another twenty-six townhouses sold between January 22nd and February 4th in Manhattan and Brooklyn while eighteen townhouses entered contract. This period’s deals were larger on average ($7,196,704 vs. $7,009,333) than those executed over the prior two weeks, even as sales volume increased from from eighteen to twenty-seven. These properties also traded for significantly more on a mean dollar-per-square-foot basis ($1,596/sqft vs. $1,082 sqft) than their early-January counterparts: a terrific sign for the market. 2022 is certainly off to a great start!
