Another rad shot of the newly refinishes Peconic House taken by Oak Gentry of Gentry Construction. A lot of architectural moments converging in this view!

Radical changes afoot at the Peconic House! Hats off to Gentry Construction for their breathtaking speed and precision.

It felt really poignant to be working on a project in Aspen, Colorado again, the place where the founders of Mapos first met, designed, lived, and played together almost 30 years ago!

Thanks to the folks at Aspen Ski Co for reaching out to us to help realize the new space for the luxury outerwear brand ASPENX. It's not often a luxury retail project comes in on time AND under budget, but we did it! Find it at the base of the gondola in Snowmass Village.

This defunct barrel factory was once the base of operations for the most notorious gangster in the history Kingston NY. We are converting this forgotten building into much needed housing and community space for the Kingston community. Stay tuned to see this beautiful beast evolve into the next chapter of its useful life.

The interior of our recently completed High Bluff House is understated but no less stunning than the highly textured exterior. All of the freestanding furniture was selected by Antonella Calastri. Photography by Michael Biondo.

Creation of study models is still an essential part of our process here in the studio. We always study 3 or 4 options that convey one simple concept. We've found that clients are far more drawn to models than renderings or VR experiences. They are tactile, touchable, perfectly imperfect, and they invite play.

Photos from MAPOS's post 02/01/2024

We call this the High Bluff Studio. It's a place for play, for watching movies, for doing yoga, and generally being away from the house. A true heavy timber structure and solid wood cladding conceals high tech wall construction and top of the line audio visual equipment. Photography by Michael Biondo.

Yes it's cold outside, but you can still enjoy a brisk walk around the outside of our recently completed High Bluff House and think summer thoughts. Photography by Michael Biondo.

Good Morning from our recently completed Center for Analytics and Performance Modeling at Hospital for Special Surgery here in Manhattan! That's a real mouthful and why we all just call it CAMP for short. We had a lot of fun creating this new space in the hospital and working closely with our friends at Two-N who designed the GUI for the technology in the space. Photography by Michael Biondo.

The 2-story stairwell void at our recently completed High Bluff House is one our our favorite architectural zen moments. Using light as material, the vibe evolves and transforms from morning to day to evening. Never a dull moment when something is as ever-changing and this. Photography by Michael Biondo.

My favorite part of any project is the photoshoot... It is a time to enjoy and appreciate all of the little moments you've all worked so hard to create. Watching as the space transforms throughout the day under various lighting conditions. Capturing these moments as best you can. Something that was little more than a dream before it finally came to be... Also, photographers are almost always pretty fun people to be around! Michael Biondo is certainly one of the good ones.

Congrats to the Wireworks team on receiving Best Mixed-Used Development at the 2023 Urban Land Institute NYS Awards! We at Mapos are proud to have played a part in this amazing project. Looking forward to more

Did you think you were forgotten? Did you think your useful life had ended? Did you think your beauty was lost? We still see the beauty and potential in forgotten places. Fear not, you beautiful beast, your new life is about to begin.

Recent Text from a Client: "I just saw the house for the first time... I am so moved... It is extraordinary." It is these kinds of messages that remind us as to why we get up and do this thing every day.

Photos from MAPOS's post 07/11/2023

Exciting progress on the new Center for Analytics, Modeling, and Performance (CAMP) here in Manhattan. Finished product is less than 1 month away!

Really wonderful to see how Wireworks has grown into a real place, integrated with and enhancing it's urban context.

A new beach house is shaping up in the Hamptons, and this house is going to have some tasty details.

Wishing you all Happy Holidays and Good Luck in the new year. Most of us at Mapos will be taking a little time off to spend time with our loved ones. We'll catch you all on the other side! #2023

We still speak to General Contractors like this.

After months of design meetings, drawing details, and coordination, that site visit when you finally, truly see the form and scale of the house in situ. This is always a delight, and a huge exhale for us architects.

Photos from MAPOS's post 11/15/2022

In our mid-scale development work we strategize first and foremost on how the building meets the ground and becomes an amenity for the community at large. Massing and skyline come next, breaking down a massive amount of square footage so that it does not overwhelm it's context. How this all fits together is the really fun part.

11/14/2022

Low budget drone footage of the study model for the Float House in the Hamptons. We actually do this before a site visit to practice what the real drone shots should be.

11/12/2022

Finally dipping our toes into the interior character for The Kirkside Project. The concept is anchored by the idea of an eclectic home which grew over time, where each room can be its own unique experience. We didn't make this up... This really is how the Gould Family Mansion evolved over time.

Photos from MAPOS's post 11/09/2022

When designing any space, we always consider how it accommodates multiple programs, both at the same time and at different times of day, of the week, and of the year.

Here is an arts and retail-focused urban space we are currently designing in Kingston NY, in daytime mode, and in evening event mode, but really the modes are limitless!

Photos from MAPOS's post 11/08/2022

Here's a concept we created to cap the end of Kingston, NY's historic Uptown District with a vibrant mix of public space, housing, retail, and hospitality. Both new and old can live together vibrantly if one considers scale, urban texture, and program as unifying elements. Anyone wanna do this? Give us a call.

Here are a few before and after shots of our recently opened 190 Water Street Maker Space project in Peekskill, NY. From decay and destruction springs new life!

Photos from MAPOS's post 11/05/2022

Reviewing the MONUMENTAL window frames about to be installed across the entire ground floor of a home we are doing overlooking the Peconic Bay. The overall effect will be of a house floating on glass that reflects the sea and sky. Stay tuned for more on this stunner.
