In this video, we take a data-driven approach to understand why the housing market is on a solid footing. While we can't predict the future with a crystal ball, we can examine the facts. Let's dive in!
Leading housing economists point to five compelling reasons that suggest the real estate market is unlikely to crash anytime soon. These factors include low inventory, a shortage of new-construction housing, a surge in new buyers, stringent lending standards, and a decrease in foreclosures.
Taking a closer look at the local market, we find that our area currently has 527 homes listed and 175 closed in the past 30 days. This translates to a 3-month inventory, which is a clear indicator of a strong seller's market. Homes are selling at an impressive 98.5% of their list price, encompassing various price points. Even outliers like properties in the range of $150k-$175k are selling at a remarkable 130% over the list price, while properties in the $850k-$2 million range are still fetching 93.5% of their list price.
Although the market has slowed down slightly, it's important to remember the analogy we share with our clients: We were once going 90 through high school; now, we're doing 60. We may be moving at a slower pace, but we're still in motion!
Foreclosure rates are a crucial indicator of a potential housing market crash. Historically, a significant increase in foreclosures has signaled financial struggles on a large scale. However, it's worth noting that today's foreclosure rates are dramatically lower than what we experienced in the last crash, with 805% fewer foreclosures currently.
Moreover, 38% of homes are entirely paid off, indicating zero debt and no balance owed to the bank. Additionally, 60% of homeowners enjoy mortgage rates at 4% or less, providing them with substantial equity. This equity can serve as a buffer in challenging times, allowing homeowners to either access cash or sell their homes without going into default.
While inflation may be a concern, homeowners' equity and consistent payments provide a level of financial security. Banks have also learned valuable lessons from the 2008 crash and are more inclined to work with customers facing difficulties to avoid property management challenges.
