Use this month to clean out your closet for hand-me-downs, go through your pantry to donate food, and go above and beyond to help by purchasing a gift through a local charity.

While things have slowed down a bit, homes are still flying off the market very quickly. Oftentimes there is not a whole lot of work that you need to do to your home before listing.

Here are 3 do-not-fix-projects to simplify your listing experience:

1) Do not repaint with bold or trendy paint colors. Typically the buyer wants to repaint the house with their own paint preferences.

2) Instead of buying new furniture to spruce up your space, use a stager or remove dated furniture that you feel may devalue the space.

3) Unless rooms are falling apart, do not start a remodeling project.

How important is a pre-approval? (hint: VERY!)

First, let’s define what pre-approval means.

Pre-approval means a lender has looked at your financial background and determined how much home you can afford.

Getting pre-approved can save you time so that you can really target your home search. For this reason, you want to make sure that they are current and updated!

According to our friends at Tucker Mortgage, if you intend on purchasing before the end of the year, now is the time to make sure you are pre-approved. Preapprovals are good for 120 days at Tucker Mortgage.

If you are already pre-approved, make sure you check with your lender to ensure your pre approval is still valid since rates have crept higher over the past couple of months.

3 things every new homebuyer needs to know ⤵️

1) Determine the location first!
You can change almost everything else but the location of your home. So when you start your home hunting process be sure to think about access to parks, shopping, schools, etc.

2) Make sure the closet and storage space meets your needs.
Older homes have small closets and not a lot of storage. Newer homes tend to have ample storage space. You can always add storage but that usually means sacrificing living space.

3) Determine the right size home for you.
Before you begin house hunting, decide what your ideal floor plan would be and try to stick with it. Realistically consider the space and layout you will need.

There are a few myths that I have heard floating around more than usual lately and today I am here to clarify, by separating the myths from the truths.

MYTH: Pre-qualified means the same thing as pre-approved.
TRUTH: Pre-qualification is a quick assessment on how much money you can borrow based on information you have provided. A pre-approval is an actual letter that indicates you have provided the necessary information to a lender and they have approved you for the loan amount.

MYTH: A 20% down payment is needed if you want to buy a house.
TRUTH: There are a variety of loans out there that require different down payments (some as low as 3%)

MYTH: In order to get a mortgage, you have to have a great credit score.
A good credit score does allow you to qualify for better rates but if your credit score isn’t perfect- you can still qualify. There are mortgages out there for all.

Grab your clipboard and start at the very front of your yard and walk in as if you are seeing it for the first time.

Write down everything negative that stands out to you or things that grab your attention. If you have a hard time with this, ask a friend to be honest and do this for you.
