People who own real property have to pay property taxes. The government uses the money that these taxes generate to pay for schools, public services, libraries, roads, parks, and the like. Typically, the tax amount is based on a property’s assessed value.If you have a mortgage on your home, the loan servicer might collect money from you as part of the monthly mortgage payment to later pay the property taxes. The servicer pays the taxes on the homeowner’s behalf through an escrow account. But if the taxes aren’t collected and paid through this kind of account, the property owner must pay them directly.The tax sale is conducted as a public auction. The opening bid, submitted for the Forfeited Land Commission, will be equal to all delinquent taxes, penalties and costs due plus the current year’s taxes due.But the buyer doesn’t get ownership of the home right away. The purchaser receives a receipt following the sale, subject to your right of redemption (see below). (S.C. Code Ann. § 12-51-60).If no one else bids on the property at the sale, the Forfeited Land Commission will be the winning bidder unless the property is contaminated and the Commission opts not to make a bid. (S.C. Code Ann. § 12-51-55).If you have lost your home/land in a tax sale, there is a right of redemption. If 1 year in SOUTH CAROLINA. paying the buyer from the tax sale the amount paid (or by paying the taxes owed), plus interest, within a limited amount of time. @nardotrealtor NAR CHANGES ITS STANCE AND ALLOWS LISTINGS WITH $0 BUYER COMMISSION! The National Association of Realtors® (NAR) has changed its commission rule, also known as its Participation Rule. It now allows listing brokers to offer buyer brokers $0 in compensation when listing a home in any of the 500 Realtor-affiliated MLSs across the U.S. As the Sitzer/Burnett commission lawsuit trial is set to begin on October 16, an attorney for the plaintiffs is calling NAR’s reversal of the commission rule a “stunning admission of guilt,” as reported by Inman.

Redfin is moving to end our support of the National Association of Realtors for two reasons: NAR policies requiring a fee for the buyer’s agent on every listing a pattern of alleged sexual harassment. A Long Time Coming We’ve had many meetings with NAR execs to explore compromises on the policies that would let us continue our support. Since a Redfin-wide initiative to join NAR in 2017, we’ve paid more than $13 million in dues, in an effort to influence NAR to advocate for an open, technology-driven marketplace that would benefit consumers. We’ll now explore other ways to advance those goals. A Pattern of Alleged Sexual Harassment We’d already been uncomfortable with the NAR’s positions on commissions when we read reports of sexist behavior and sexual harassment, by the NAR’s president and others, based on interviews with 29 former NAR employees. NAR was aware of the allegations for months and in some cases years, but reacted only when those allegations became public, and only after the CEO said there wasn’t a problem. Many employees described a culture of intimidation and retribution; many are still calling for more accountability. Resigning from the NAR Board Redfin had already resigned our national board seat in June, before the alleged sexual harassment came to light. In the many marketplaces governed by its policies, NAR still blocks sellers from listing homes that don’t pay a commission to the buyer’s agent, and it blocks websites like Redfin.com from showing for-sale-by-owner listings alongside agent-listed homes. Removing these blocks would be easy, and it would make our industry more consumer-friendly and competitive. Redfin Will Require Many of Our Agents To Resign From NAR Now, after careful deliberation, Redfin will go further than resigning from the NAR board, requiring our brokers and agents to leave NAR everywhere we can. Most brokerages are only a loose affiliation of independent agents, and none of us wants to impose a

Arlington-based D.R. Horton Inc. and its subcontractors and suppliers received preliminary approval Monday for a multimillion-dollar deal with hundreds of homeowners in South Carolina who sued four years ago over alleged construction defects. In a more than $16.1 million settlement, the national builder and its partners resolved claims from homeowners in an Easley, S.C., subdivision who alleged defects in foundations, concrete, siding, framing, windows, doors and veneers, South Carolina Circuit Court Judge R. Scott Sprouse wrote in a court order supporting the resolution filed Monday. “Hopefully it results in national builders being more careful and paying more attention to details, paying as much attention to the construction details as they do their profits,” said South Carolina attorney Justin Lucey, who represented the homeowners. “That’s part of what we do for a living, hold builders accountable and let them know that they’ve got to do it right.” The homebuilder and its attorneys did not immediately respond to a request for comment. #drhorton #sellingcharleston #homeownertips #homeinspection #newhomes

Please 🙏 don’t do this…. 🥴😂 trust me if the buyers have questions we can get the answers without all the awkward and unnecessary home tours. 😂. Jokes aside the buyers need to see themselves in the property or their vision for what can be. When the home is occupied some buyers have a hard time seeing past your items or decor choices and some already feel uncomfortable going trough your home while you’re living there judging your home. 😂. When the seller is there it makes it that much harder for some. So please let your agnet show the house if you need the details pointed out 😉 and let the buyers critique the property in peace. ALSO STOP LISTENING THROUGH YOUR SMART HOME TECHNOLOGY 🥴🤣. Y’all are wrong for that.

Here or in the Charleston area. Solar panels are not always the big value add you think they’re going to be. Especially when there’s payments that the buyer hast to take over in order to enjoy those solar panels.. also, keep in mind, the life left in your roof when installing solar panels - obviously having to take the solar panels off and pay to have them reinstalled is an expense you don’t want to do often. When replacing your roof perhaps look into a metal roof where the life expectancy is 40-70years vs 15-20 with a traditional asphalt shingle . Of course the metal roof is more costly upfront but the life of the roof is usually 3 times as long as asphalt shingles.

A new redfin survey says one and five millennials believe they will never have the opportunity to purchase a home citing affordability, and the lack of ability to save for a down payment as their top barriers to entering the market. Bloomberg says millennials just need to adjust what they’re looking for and be more realistic in their house hunt. What do you think ?
