The NAR (Nat'l Assoc of Realtors) settlement has been all over the news. If you're not planning to buy or sell in the next year, you may not be paying much attention to the details -- and many articles are misleading anyway, so you should get the correct info from a REALTOR YOU TRUST. I put that in caps because there are many agents out there who don't understand it either and will steer you wrong.

So here are the basics:

If you're planning to SELL residential property, you've always had the option to offer a commission to the buyer's agent, and I strongly recommend to my seller clients that they still do.

The difference now is that instead of deciding ahead of time what you'll offer, we'll ask buyers to include their request for compensation as part of their offer. If you'd like to know more about how this works, reach out to me.

If you're planning to BUY residential property, instead of your agent checking the MLS (multiple listing service) to see the compensation each seller is offering, you and your agent will agree on compensation ahead of time. When you submit an offer on a property, you'll include how much you'd like the seller to compensate your agent, and it will be part of the negotiation of the sale. This chart is great! It shows how different mortgage rates impact your house payment each month at various loan amounts.

Imagine you can afford a monthly payment of $2,600 for your home loan. The green part in the chart shows payments in that range or lower based on varying mortgage rates.

This is so important to understand!

Note: The home loan amounts across the top are not the same as the sales price of the house. This is AFTER you've made a down payment, how much you'll borrow from a lender. And there are some great programs from lenders available right now, especially if you're a first-time homebuyer in MD. PM me for more!

As I begin day 4 of shingles, I feel the need to reiterate to any of you who haven't been vaxed for it -- THIS. IS. PAINFUL.

I don't know if it's for insurance reasons that you don't get offered the vax until you're 50, but I would have paid whatever it took to get vaxed in my 40s and avoid this.
