The 30-year fixed-rate mortgage is practically an American archetype, the apple pie of financial instruments. It is the path that generations of Americans have taken to first-time homeownership. But many of those buyers might have been better served if they had opted instead for a 15-year fixed-rate mortgage.

The loans are structurally similar—the main difference is the term.

While a 30-year mortgage can make your monthly payments more affordable, a 15-year mortgage generally costs less in the long run.

Interested in finding out how you can add VALUE to your HOME?! We’ve researched and listed ways you can make changes around the house to increase your homes value. Here is what we’ve found:

1) Kitchens. Spiff up your kitchen, repaint, redo the countertops, kitchens ALWAYS add value AND sell homes.

2) Bathrooms: Again, spiff it up, replace countertops, fixtures, paint and flooring, don’t neglect that toilet either. Updated bathrooms add value AND sell homes.

3) Beauty. Add beauty to your home. Look at baseboards and crown molding. Look at your flooring, your fixtures, your carpet, your windows. Make slow changes over time.

4) Add more space! Clean up the clutter in the garage; having space in the garage for cars adds value. Clear up clutter in cupboards or closets. Show you have open space in the home. Add an ADU. Not sure what an ADU is? Contact me and ask!

5) Add energy efficient lighting and appliances.

What are the different credit score ranges?

To interpret your credit score, and what it tells you about your borrowing power, you need to understand where the score falls along the score range between the lowest and highest numbers generated by its scoring system.

All credit scores have the same basic goal: helping lenders (and other potential creditors, such as landlords and utility companies) understand how risky it may be to do business with you.

High credit scores indicate relatively low likelihood of default and relatively low risk for creditors.

Lower scores, in turn, indicate greater risk.

An extremely low credit score, which suggests a history of poor debt management, may cause creditors to decide against lending you money, leasing you an apartment, or issuing you phone or cable equipment.

More often, lenders use credit scores, along with other information such as employment history and proof of income, to decide how much they are willing to lend you and at what interest rate.

Landlords and utility companies also may use credit scores to help decide whether to charge you a security deposit—and how large it should be.

SO, WHAT DOES THE WORD “MORTGAGE” EVEN MEAN?
A simple definition of a mortgage is a type of loan you can use to buy or refinance a home. Mortgages are also referred to as “mortgage loans.” Mortgages are a way to buy a home without having all the cash up front.

WHO GETS A MORTGAGE?
Most people who buy a home do so with a mortgage. A mortgage is a necessity if you can’t pay the full cost of a home out of pocket.

WHAT IS THE DIFFERENCE BETWEEN A LOAN AND A MORTGAGE?
The term “loan” can be used to describe any financial transaction where one party receives a lump sum and agrees to pay the money back. A mortgage is a type of loan that’s used to finance property. A mortgage is a type of loan, but not all loans are mortgages. Mortgages are “secured” loans. With a secured loan, the borrower promises collateral to the lender in the event that they stop making payments. In the case of a mortgage, the collateral is the home. If you stop making payments on your mortgage, your lender can take possession of your home, in a process known as foreclosure.

HOW DOES A MORTGAGE LOAN WORK?
When you get a mortgage, your lender gives you a set amount of money to buy the home. You agree to pay back your loan – with interest – over a period of several years. You don’t fully own the home until the mortgage is paid off. The interest rate is determined by two things: current market rates and the level of risk the lender takes to lend you money. You can’t control current market rates, but you can have some control over how the lender views you as a borrower. The higher your credit score and the fewer red flags you have on your credit report, the more you’ll look like a responsible lender. In the same sense, the lower your DTI, the more money you’ll have available to make your mortgage payment. These all show the lender you are less of a risk, which will benefit you by lowering your interest rate. The amount of money you can borrow will depend on what you can reasonably afford and, most importantly, the fair market value of the home, determined through an appraisal. This is important because the lender cannot lend an amount higher than the appraised value of the home.
