Transforming your home into a dog-friendly haven is easier than you think. Whether you have a dog (or a few) or are thinking about adopting one, here are a few tips to ensure your furry friend feels right at home:

• Opt for furniture and rugs with fabrics that are stain and hair resistant such as indoor-outdoor rugs, leather, and synthetic materials. Invest in quality textiles that will withstand the test of those claws!

• Watch out for any exposed wood on your furniture - your new puppy may consider it their new favorite teething toy.

• Create a "mud room" for your furry friend. Add a microfiber mat that will easily clean off their paws after being outside, and store pet wipes, leashes, dog treats, and other essentials in a basket or on a table nearby.

• Invest in a cozy bed and / or crate so that your dog has a safe place to call their own.

Over the past few years, there has been a lot of buzz around the term "appraisal gap coverage" due to the rise in home values and the competitive, multiple-offer environment. But what does it really mean?

In a competitive market when home prices surge, the appraised value may fall short of the agreed-upon price, creating a gap that needs to be addressed. Therefore, offers are being made with stronger, more creative terms, such as providing assurance that any difference between the contract price and the appraised value (or up to a certain amount of the difference), will be made up in additional cash at settlement. Essentially, in order to get competitive against multiple offers, buyers are offering to cover the difference between the appraised value, and the contract price (ie "the gap"), so that the seller still gets the agreed-upon price.

If you have some extra cash saved up, this may be a great option to consider if you find yourself in a competitive situation. It's important, however, to understand the risk involved with covering an appraisal gap, along with your options if the appraisal does happen to come in lower (restructuring your loan amount, getting a gift, etc).

It's important that you speak with your lender before assuming you can actually make up the difference if the appraisal comes in low — you don't want to drain your entire savings account or rainy day fund in doing so.

𝙀𝙖𝙧𝙣𝙚𝙨𝙩 𝙢𝙤𝙣𝙚𝙮 is an amount of money 💰 a buyer deposits to show they are serious about purchasing a home. It’s also known as a good faith deposit.

When a buyer and seller enter into a contract, the seller takes the home off the market while the transaction moves through the entire process to closing. If the deal falls through, the seller has to re-list the home and start all over again, which could result in a big financial hit.

Earnest money 💵 protects the seller if the buyer backs out. It's typically around 1% - 3% of the sale price and is held in an escrow account until the deal is complete. If all goes smoothly, the earnest money is applied to the buyer’s down payment or closing costs.

An offer that you submit to the seller of the home you wish to purchase, will have what we call 𝙘𝙤𝙣𝙩𝙞𝙣𝙜𝙚𝙣𝙘𝙞𝙚𝙨. These are conditions that the buyer and seller must complete, in order for the sale of the home to take place.

Some contingency examples include:

𝘍𝘪𝘯𝘢𝘯𝘤𝘪𝘯𝘨: They buyer must be able to close their loan. If they are not able to get financing, then the offer may be void.

𝘏𝘰𝘮𝘦 𝘐𝘯𝘴𝘱𝘦𝘤𝘵𝘪𝘰𝘯: If the home inspection turns up any issues, small or big, the buyer has an option to back out of the transaction.

𝘊𝘭𝘦𝘢𝘯 𝘛𝘪𝘵𝘭𝘦: If the title is found to have any liens or maybe an ex-spouse is found to have part ownership of the home, the seller must take action to remedy these issues.

When these conditions are met, the buyer and seller can proceed to close on the property.

𝘾𝙤𝙢𝙥𝙖𝙧𝙖𝙗𝙡𝙚 𝙨𝙖𝙡𝙚𝙨 (or comps) are used by an appraiser to establish how much a home is worth, based on what other similar homes in the area have sold for recently. Most lenders and insurance providers require appraisers to use at least 3️⃣ closed sales.

For sellers, this means you will not want to overprice your home. Most buyer's mortgage providers will require an appraisal which will reflect a value based on the current market--lenders will not loan buyers more than your home is worth.

For buyers, knowing the comps helps you to be able to negotiate a fair sale. If a home is overpriced, you can let the seller know that homes in that area have not sold for that high of a price and you do not believe their home is worth that amount.

𝘾𝙡𝙤𝙨𝙞𝙣𝙜 𝙘𝙤𝙨𝙩𝙨 are fees paid by 𝘣𝘰𝘵𝘩 the buyer and the seller.

For a buyer, after saving for a down payment, house hunting and applying for a mortgage, closing costs can come as an unpleasant surprise. 😩Typically, these fees are around 2%-5% of the home loan and include fees for items such as the appraisal, your loan application, mortgage insurance, property taxes, and title fees.

You can compare fees with multiple lenders as they are required to show you exactly what fees they charge when you apply for a mortgage.

You will have to pay these fees out of pocket, or possibly, wrap them up into your mortgage.

Typically, a sellers closing costs are not as much. They pay between 1-3% of final sales price, not including agent commission. Those fees include costs for items such as tax fees, title and escrow fees, possible HOA fees and any other back payments on the home.

I believe in transparency, and discuss these costs with buyers and sellers early on in the process so that they are prepared and know what to expect.

Need cash 💵 to do renovations on your home and get it ready to sell? Have at least 20% in equity? Then you might want to consider a cash-out refi, which lets you take advantage of the equity you’ve built in your mortgage.

When you have a 𝙘𝙖𝙨𝙝-𝙤𝙪𝙩 𝙧𝙚𝙛𝙞 you basically get a whole new mortgage that is larger than your current mortgage. If you have a $350,000 mortgage and you’ve built $100,000 in equity, you could refinance your mortgage for $400,000. Then, you can take out the cash money that you’ve already paid in. In our example, you could take out $50,000 cash and use that for whatever you need. Many people use this cash to do renovations so they can sell their home for more and have a bigger ROI when they sell.

But be cautious: this may increase your likelihood of foreclosure. And, of course, you’ll want to make sure that your home’s value matches the amount of cash you want to pull out. You can also face higher interest rates with this kind of refi due to the larger loan amount.

An escalation clause, or “escalator,” is a section in a real estate contract that states that a prospective buyer is willing to raise their offer on a home should the seller receive a higher competing offer. The clause will state how much more the buyer is willing to pay than the highest offer and their spending limit. Essentially, escalation clauses offer buyers protection if other potential buyers outbid them.

Want to avoid home limbo while buying and selling at the same time? A 𝙗𝙧𝙞𝙙𝙜𝙚 𝙡𝙤𝙖𝙣 may be your secret weapon! By giving you the money you need to buy a home while using your current home as collateral, this short-term loan can make buying and selling at the same time significantly less stressful.

With a bridge loan, you can stay in your current home and buy a new one without having to worry about selling at the exact same time. More flexibility and less worrying about being in between homes? Don’t mind if I do!

While there are some real benefits to a bridge loan, it often comes with high interest rates. So as soon as you buy your new home, you’ll want to sell your current home. You will also have to use your current property—which you’ll need at least 20% equity to use— or other assets as collateral, so make sure your finances are stable before signing up for a bridge loan.
