Been a bit busy over the last couple of months and realized I hadn’t been sharing on socials much…but I’m still here selling!🏡Just had my 2 yr anniversary of having my Ohio Real Estate license, having 14 sales and over $3.5 million in sales🙌👏👏 so thankful for the friends and family who have stood by me and trusted me as their Realtor! So I Took the next step and got my FLORIDA real estate license recently as well! Looking forward to what comes next! Spent some time over the last few months planning for some special events like getting Liam off to College at the University of Kentucky and looking forward to getting back to Fl at some point soon to enjoy the sun again with friends and family! A trip with friends was necessary to celebrate wins with friends and just recoup after a long winter🤪if COVID taught me anything it was to enjoy life to the fullest, do the damn thing that you want to do, and never give up on your dreams!😘 Looking forward to the next journey!

Whatever your dreams are, you can make them happen. You have to believe in yourself, and don’t keep the negative people in your life that aren’t there to support you along the way! There are so many supportive people out there for you and you just have to trust yourself in the process! It takes motivation, commitment, planning, along with some grit! This describes so much of what my life has been like the past couple of years as I switched careers into real estate to make my dreams come true! It hasn’t always been easy, but you have to keep moving forward and stay positive looking ahead to your dreams and goals☺️ I couldn’t have done this without the support of my family and friends, you know who you are!😘
As I started the new year, I decided it was important for me to have my “Dry January” be a step back from Social Media, to take time for myself, reflect on this past amazing year I had in real estate, plan ahead for the new year, set new goals with not only my business but my health and wellness, and making decisions to do the things that matter in life as I continue to build my future along with my family’s future!

It’s been much colder already this year, and winter is officially around the corner... and that means it’s time to do some winter home maintenance! This season is all about keeping the warmth in and making sure the cold stays out.
INSIDE MAINTENANCE
Get your furnace in tip-top shape. Get it inspected and clean any filters. No one wants to wake up at 3 am with a dead furnace and a freezing home.
Get some rugs and cover bare floors, especially if you have tile. Not only will your tootsies stay nice and warm, but they will also prevent your cold floors from absorbing the heat from the air.
Reverse the direction on your ceiling fans, which will push warm air down and help reduce your heating costs.
OUTSIDE WINTER MAINTENANCE
Icy rain and snow can wreak havoc on the trees on your property. Trim back any branches that could fall and hit your house or cars.
The last thing you want is a burst pipe, so make sure to insulate all exposed pipes and protect them from freezing temps.
Inspect the weather stripping around your windows and doors for leaks or cracks and repair them.
Being a home owner, there are so many preventative things to do to take care of the "health" of our homes! The more often you remember to schedule time to take care of issues now, the less time you'll spend having to repair later!
Q: Should I take my home off the market during the holidays?
Here's the take: every situation is different. It would be impossible to tell you what to do without knowing the specifics of your situation. There are some unique advantages when listing your home during December, traditionally thought of as "off-season" for the real estate market.
➡️ Buyer demand is still high. It's not at the level it was this past spring and summer, but demand is outpacing supply.
➡️ Buyers tend to be more motivated during this time of year. Most buyers looking for homes are ready to move, whether due to a relocation or an expiring lease.
➡️ If you want a head start on the spring market, now is a good time to start planning for that too believe it or not! This way you will have plenty of time to start organizing and getting projects done through the winter to be ready to sell!
Although some of you are hosting or attending family gatherings for the first time in two years, it might seem like waiting until the spring is the right move. Ultimately, you need to do what is best for your family, and if you have any questions, drop a DM and I can help you create a timeline and plan!
In the meantime, as you get ready to celebrate the Holidays with family and friends, however you celebrate, I hope it is a memorable time for you and your loved ones!

While the witches, zombies and other scary creatures might be scary tonight, don't be afraid of house hunting! Even though the interest rates are scary, stay the course and remember, you can always refinance! After you come down from your candy high, give me a call if you are on the fence about buying right now!
And please...don't be that person tonight who hands out something healthy! Hahaahahahahahha
Hearing about the rising interest rates can be a bummer as a buyer.
But don’t let high-interest rates stop you from your dream of becoming a homeowner.
Interest rates are not the end-all, be-all in real estate.
While we are seeing high-interest rates now compared to the past few years, these interest rates are still historically low.
Plus, there’s this little thing called refinancing. If you’re unhappy with the interest rates now, you can refinance your mortgage when rates are lower.
Your lender can walk you through the different financing options, but interest rates are not as big of a deal as you think, and you can always refinance down the line. If you are buying with a high 7% interest rate now for example, you may be able to refinance in a year for a lower rate.

Can the rest of this year slow down just a little?! How did October get here already?? I have to admit, this Florida girl loves her some fall y’all!! I love this time of year, the change of season, the colors of fall, changing my home decor, going to fall festivals, enjoying a bit of sweater weather, sitting around a bonfire, and arching a good Fall Hallmark movie (not the Christmas ones just yet!) and just enjoying the season!

It's that time of year: time to talk fall home buying! The market is competitive and complicated right now, so let me try to simplify it for you as much as possible. I’m not a mortgage expert but I know the rates are historically high, however with great credit and from what I’ve seen, they can be somewhat lower, not to mention refinancing when they drop is always an option!

Fall maintenance is all about preparing your home for cooler conditions. Use this checklist to prep your home this season!
1. Clean your gutters - Clogged gutters can damage exterior surfaces. Before the leaves fly this fall, clean your gutters, then cover them with mesh gutter guards to keep debris out.
2. Seal up air leaks - Keep your home warm in the colder months by checking around windows and doors for air leaks. Use caulk and weatherstripping to seal up any drafts.
3. Inspect your roof - Check the entire roof for any damaged shingles and look in your gutters for granules which is a sign that your roof is losing its coating.
4. Protect faucets - If you live in an area that is prone to colder weather, you should take steps to ensure your outside faucets don't freeze. Drain the lines and shut-off valves that go to the outdoor faucets to prevent your pipes from freezing and bursting.
