It’s officially been one year of owning our short-term rental(s) and these are my top takeaways/tips if you’re considering purchasing one in the near future!
1 ▫️ Don’t expect to make money your first year (in our market at least). Breaking even is a huge win. If you purchased a property recently with the intent to short-term rent it, then most likely you bought in at a high price with a high rate- unless you paid cash. Between your mortgage, set-up costs, maintenance, damage, cleaners, theft, management fees, canceled bookings- breaking even is a WIN. Remember that it’s a longterm equity play and having properties in your portfolio is the big picture goal.
2▫️ Management: we self-manage our STR’s. If you don’t intend to, expect to pay 20-30% in management fees which will majorly cut into your profits. Be cautious of who you hire. A lot of management companies aren’t hands-on and I often see STR’s sitting vacant due to pricing and lack of attention, when ours is fully booked.
3▫️ Adjust daily: I’m on the app daily adjusting pricing, photos, messaging guests etc., which is why a lot of STR management companies don’t do a good job for their clients. Airbnb, like every other app, wants you to engage. The more you update and adjust, the more they push out your listing.
4▫️ Your neighbors are your best friends. Most neighborhoods hate STR’s and are fighting against them. If you’re purchasing one, meet the neighbors first and see who you’re dealing with. If there’s ever an issue, you want them calling you, not the city or the cops.
5▫️ Bring the BnB back to Airbnb: Airbnb has been getting hate for years now due to the fees, lack of quality, saturation, etc. To maintain good reviews and return guests, treat your STR like a bed & breakfast/luxury hotel- champagne for celebrations, personal notes, etc., go a long way.
