METRO MILWAUKEE MARKET UPDATE | JUNE 2024
HOME SALES
⢠Home sales in the Metro Milwaukee market were down 7% compared to a year ago. This marks the first time sales slipped in 2024.
⢠The lower sales figures were in the $300,000 and under price point - which primarily consisted of 1st time buyers
LISTINGS
⢠Listings in the Metro Milwaukee market and the down for the month of June by 5.6% compared to a year ago.
HOME PRICES
⢠Priced continued their upward trajectory - going up 5.9% in the Metro Milwaukee market from $409,885 in 2023 to $434,100 through the 2nd quarter of this year. 2nd quarter (April, May, June) home prices are on a 12 year streak, beginning in 2012!
⢠This escalation in prices can be attributed to the persistent issue of limited new listing and new construction - a problem that has been endured for years.
But there is some good news in the new construction sector!
NEW CONSTRUCTION
⢠Through May, 835 new construction permits for single family & two family units were taken out in the 4 county area (Milwaukee, Waukesha, Ozaukee, Washington). That is 44.7% above the same period in 2023! Good news, but still well below the production level needed to meet market demand.
⢠New construction would normally add 3,000 to 4,000 units to the market annually, but that market segment has been down by about 50% since 2007.
SUPPLY & DEMAND
⢠The supply of inventory on hand was only enough to satisfy 2.9 months of buyer demand in June, and if we subtract units with an offer, that level drop to 1.1 months, significantly below the balanced market of 6 months worth of inventory.

1. TO AVOID FRUSTRATION AND OVERWHELM - Without talking to a real estate agent to learn how the process works, timelines to expect, and costs that are involved, chances are youâre going to experience a lot of frustration and overwhelm throughout the process.
2. TO UNDERSTAND THE NATURE OF THE MARKET AND WHAT TO EXPECT - House hunting in a sellerâs market looks a lot different than a buyerâs market.
Understanding what kind of market youâre house hunting in - what homes are selling for, if theyâre selling over the asking price, how much competition there is and how quickly youâll need to move are so important to know before you start house hunting!

Average Sale Price increased 3.5%
⢠There is a large amount of buyer demand in this market - so when listings increased, buyers absorbed them, resulting in an increase in overall sales. Typically, when listings increase, prices will moderate because buyers have more options, however, we are still in an extremely low-listing market, which is why prices rose 3.5% in April.
Remember, when supply is low, demand is high!
While there was an increase in listings, the market is still in desperate need of more inventory. The Metro Mikwaukee market would need an ADDITIONAL 4,625 listings in order to achieve a balanced market
